X � . 3) ALL CONSTRUCTION MUST MEET OR EXCEED ALL LOCAL COD ES AND THE INTERNATIONAL CODE REQUIREMENTS AND OCCUPANCY IS LIMITED TO THE PERMITTED AND APPROVED CLASSIFICATION. ANY CHANGE OF USE OP,,OCQUPANCY WOULD RESULT IN PERMIT REVOCATION. CHANGE OF USE MUST BE APPROVED PRIOR TO CHANGE. x 4) All other necessary permits from Mason County, Washington State and/or Federal Agencies that are required for thl'k proposed development and construction must be obtained PRIOR TO SAME DEVELOPMENT AND CONSTRUCTION. X 5) The basement of this structure is approved as unheated storage space. Approval from the Mason County Building Dept. shall be required to use the area for any other purpose or to install heat. X COM2008-00064 2 of 7 6) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation and Indoor Air Quality Code IA ), Building/Plumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction. X 1 7) Any changes in construction shall be reviewed by engineer of record and submitted in writing to the Mason County Building Department prior to construction. All engineering documents are a part of the approved set of plans and must remain attached thereto. If engineering documents are removed, approval will not be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by�son County Building Department prior to any further inspections being performed or approvals granted. X 8) Prior to final approval, all upland areas disturbed or newly created by construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X ill- 1 9) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County.5uilding Inspector shall be made prior to requesting additional inspections. X 10) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being X n-compliaith ason County ordinances and building regulations. � 11) Install 2A10BC fire extinguishers so that the maximum distance of travel does not exceed 75 feet in any direction and mounted no more than 60 inches above the f or a d in plain site. X ' 12) PER TITLE 14 MASON COUNTY BUILDING CODE- CHAPTER 14.17, STANDARDS FOR FIRE APPARATUS ACCESS ROADS - 14.17.110: A fire apparatus access road in excess of 14% grade and more than 150'to new residential or commercial structures will require an automatic fire sprinkler system installed. Contact the Mason County Fire Marshal at (360)427-9670, extension 273, for further information. x rY" 13) The use, handling and storage of hazardous materialsycr flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of the Mason County Fire Marshal. X COM2008-00064 3 of 7 14) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work w.nh affect your project. X 15) This project is approved without modification to the existing medical gas system or addition of medical gas in the building. The Mason County Building Dept. shall require approval of changes if modification or addition to the medical gas system is necessary. X 6 v' 1 16) Water quality is np `Ho degraded to the detriment of the aquatic environment as a result of this project. X 17) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit holder e prevented action from being taken. No more than one extension may be granted. X 18) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour w be 9parged and collected by the Mason County Building Department prior to any further inspections being performed or approvals granted. X 19) All property lines shall be clearly identified at the time of foundation inspection. X 20) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-800-647-098person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. X 21) Per IRC - SECTION R905 - REQUIREMENTS FOR ROOF COVERINGS - R905.1 Roof covering application. Roof coverings shall be applied in accordance e applicable provisions of this section and the manufacturer's installation instructions. X l 1 22) Per 2003 IRC - SECTION 1609-WIND LOADS - 1609.1 Applications. Buildings, structures and parts thereof shall be designed to withstand the minimum wind loads prescribed herein. Decreases in wind load shall not be made for the effect of shielding by other structures. Per FIGURE 1609 BASIC WIND SPEED (3-SECOND GUST) the wind speed for Mason County is 85 MPH. X c,7 , 23) Approved er di ensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of the structure. X 24) Recyclable materials & Solid Waste Storage: Space shall be provided for the storage of recycled materials and solid waste. The storage area shall be designed tp4neeL the needs of the occupancy, efficiency of pick-up, and shall be available to occupants and haulers.X 25) Temporary erosion control measures must be implemented to prevent water qualit�ation of adjacent waters or wetlands. Silt fencing must be installed and maintained until upland vegetation has become established. X COM2008-00064 4 of 7 26) The mechanical system for which energy consumption, performance, or mode of operation are regulated by the Washington State Energy Code (WSEC) and Ventilation And Indoor Air Quality Code (VIAQ) shall be tested to ensure that control devices, equipment and systems are calibrated, adjusted and operate in accordance with approved plans and specifications. Drawings and notes shall require commissioning in accordance with WSEC section 1416. , Lighting controls shall be tested to ensure that control devices, components, equipment and systems are calibrated, adjusted and operate in accordance with the approved plans and specifications. A complete report of test procedures and results shall be prepared and filed with the owner. Drawin shall require commissioning in accordance with WSEC 1513.7. X 27) Compliance to the 2006 Washington State Energy Code is approved as follows: ENVELOPE: R-30 ceiling insulation, R-19 wall insulation, Min.R-19 floor insulation (make substantial contact with sub-floor), all new glazing U-.55 or less, doors U-.60 or less. Basement is approved as unheated space. MECHANICAL SYSTEM: Heat pump with electric back-up furnace. The air cooled heat pump shall have a SEER rating of 13.0 or better and HSPF efficiency of 7.7 or better. Controls shall be installed in accordance to WSEC Section 1412 including a microporcessor control to minimize supplemental heat usage during start-up,set-up and defrost conditions. Ductwork shall be sealed and insulated in accordance to WSEC Section 1414. A balance report shall be provided during the inspection verifying that system has been tested and balanced in accordance to WSEC Section 1416. LIGHTING: Interior light wattage shall not exceed 1463 watts and is approved as noted on plans_ See plan corrections noted on sheet M-E2. Light switching is approved as proposed. Exterior light wattage shall not exceed 282 watts and is approved as proposed on the building plans. All exterior lighting shall have automatic controls capable of turning off exterior lighting when sufficient daylight is available or when lighting is not required during nightime hours. Lighting not designated for dusk-to-dawn operation shall be controlled by either: A)A combination of a photosensor asnd a time switch; or B)An astronomical time switch. Lighting designated for dawn-to-dusk operation shall be controlled by an astronomical time switch or photosensor. All time switches shall be capable ooff retaining programming and the time setting during loss of power for a period of at least 10-hours. COM2008-00064 5 of 7 This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at any time after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied.
