Dear Mr. MacSems
I am working on the pre-submission application on behalf of Gary Mansker, the property
owner. I would like to add some additional details to our pre-submission conference
application to help you understand the scope of our proposal.
As stated in the application, we are proposing a 40 ft. by 50 ft. pole building as a tire
warehouse. The approximate placing of the building is shown on map (1) enclosed. The
warehouse will be approximately 30 feet south east of the existing tire store. For the site
to accommodate this building, it will most likely be necessary for us to perform a lot line
adjustment (Gary also owns the adjoining parcel #12332-50-00942). The proposed lot
adjustment will add approximately 0.25 acre to the store parcel.
Map (2) is from a prior permit (#MIS95-0381 -- not used) to grade the adjoining parcel
for a similar project proposed in 1995. We are planning to obtain a similar permit to grade
for our currently proposed building. Such a grading project would allow the warehouse to
utilize existing storm drain systems (with some modifications)for run-off control.

PRE-SUBMISSION CONFERENCE APPLICATION
Mason County uses the pre-submission conference to assist applicants in preparing
proposals which are consistent with all Mason County, City of Shelton (when
applicable) and PUD concerns and regulations. At the pre-submission conference,
representatives of all relevant departments will be in attendance and will be able to
inform you of the regulations.and standards with which your proposal must comply.
This is a general informational meeting for the applicant and does not constitute
approval of the proposal. Pre-submission conferences are only held on Wednesdays
and are approximately 60 minutes in length. SEVEN COPIES OF A DETAILED SITE
PLAN SHALL BE SUBMITTED ONE WEEK PRIOR TO THE CONFERENCE. The site
plan must contain all setbacks between proposed and existing structures and the
property lines. If applicable, please show all critical areas (shorelines, wetlands,
landslide hazard areas.) All existing and proposed structures must be shown and
labeled with their use and the type of construction materials to be used (i.e. stick built,
