Construction plans shall include design details and information sufficient to identify design specifications for the foundation system, support members, bridge decking, and guards. Structural observation and special inspection shall be required in accordance with the International Building Code, Chapter 17. Provide a completed Special Inspection authorization form to identify special inspectors and include structural observation schedule. • OCCUPANCY CLASSIFICATION & USE : Retail sales= "M" Occupancy • SETBACKS TO PROPERTY LINES: Site plan, drawn to scale, shall clearly identify setback dimensions on site plan. Referencing IBC Table 602, setback distances shall be 10-ft or more from the property line. • DISTANCES TO OTHER STRUCTURES: NOT APPLICABLE. NOTE: proposed building is not at the corner, although future sidewalk is adjacent to the buildings. 17.28.020 Off-Street Parking: Retail land use: 3 to 5 parking stall per 1,000 sq. ft. area. Depending on the building size and location, this use could require 5 parking stalls, including handicap accessible stalls for the current proposal; for future building and parking, landscaping will include plantings along the east and west property perimeter and on islands and dedicated planters that provide some separation of uses in the parking area. Setbacks: No specific setbacks in district, but landscaping to provide some separation of uses in the parking area and building/ sidewalk areas. Signs should follow the sign provisions in 17.34 and meet the provisions of single-tenant buildings. Separate sign permits will be needed as the building is constructed. 17.34.360 Permitted Commercial Monument Sign Standards A. Monument Site Entry Signs may be located at major vehicular or pedestrian entries along the street front. B. Only one monument sign is allowed per site. For large sites, more than one monument sign shall be permitted as long as such signs are placed no closer than 150 feet apart along the street front. C. Monument signs size limits: (1) Single tenant signs shall be no more than 8 feet in height and 32 square feet in area per face (Two sign faces are allowed). (2) Single tenant signs for retail uses larger than 50,000 square feet in gross floor area shall be no more than 10 feet in height and 50 square feet in area per face. (3) Multi-tenant (more than 3 tenants) signs shall be no more than 10 feet in height and 40 square feet in area per face. (4) Multi-tenant signs for commercial uses with more than 50,000 square feet in gross floor area shall be no more than 10 feet in height and 50 square feet in area per face. D. Signs shall be designed to integrate with adjacent site landscaping. E. Monument signs shall be setback at least 5 feet from any public right-of-way. F. Monument signs may be internally lit or illuminated from the front. 17.34.370 Permitted Commercial Building Sign Standards A. Building signs are those signs mounted directly on the face of a building and include signs to identify the building or facility or individual tenants or businesses. Building signs should be designed and located to fit with the buildings architecture. For example, building signs might fit within a recessed panel or on a building element such as a fascia or canopy. Building signs should not cover over an architectural element such as a window or portion of a buildings ornamentation or trim. B. Buildings signs should fit parallel or perpendicular with the building facade.The supporting mechanisms or arms of new building signs should not be visible. Perpendicular signs should not extend more than four feet from the building facade. C. The maximum surface area of building mounted signs for a given facade is 25 square feet plus 10 percent of the area of the building's main facade. The sign(s) may be located on any facade, but the signs on all facades count toward maximum surface area. D. The lettering and logos of building signs may be internally-lit but the background of the sign face shall not be internally illuminated. Building signs may be illuminated from the front. Stormwater: Roof runoff and concrete pad in the dispensing area will produce added runoff; treatment may involve connection to existing stormwater drains adjacent to state highway; there is adequate area to infiltrate a portion of the surface runoff on the property prior to entering those drains.
