made after review of a completed Environmental Checklist and other information on file with the Lead Agency. This
information is available to the public upon request.

MITIGATING MEASURES:
1 Residential development should provide adequate common access to the shoreline and open space
along the shoreline for all residents of the development. The access and open space should be of
adequate size to provide for recreation land to ensure against interference with adjacent properties.
2 Proposed residential developments adjacent to a water body supporting aquaculture operatoins shall
install drainage and storm water treatment measures facilities to prevent any adverse impact to
aquaculture operations. Such measures shall include but not be restricted to vegetated swales,
retention ponds and use of artificial or natural wetlands PROVIDED no adverse impacts to the
receiving wetlands would occur. Measures utilized shall be subject to Mason County Approval.
3 The pier, ramp, float, and associated moorings shall be located to avoid shading of eelgrass and other
aquatic vegetation.
4 Archaeological or historical resources, such as ruins, sites, buildings, artifacts, fossils, or other objects
of antiquity that may have significance from an historical or scientific standpoint, which may be
encountered by the developer/contractor, shall not be further disturbed. If the developer/contractor
encounters any such artifacts, he/she shall immediately stop work and notify Mason County and the
Washington State Department of Archaeology and Historic Preservation. Failure to do so may result in
civil penalties.
5 Debris or deleterious material resulting from construction shall be removed from the beach area and
project site and shall not be allowed to enter waters of the State.
6 Residential development is prohibited within a floodway.
7 Only one dock or pier is permitted in a new subdivision, planned unit development, or short plat, when
lot frontages on the shoreline do not exceed an average of 150 feet. Prior to short plat approval, a
usable area with access shall be set aside for the pier or dock, and designated on the face of the short
plat unless no suitable area exists.
8 Residential developers and individuals shall be required to control erosion during construction.
Removal of vegetation should be minimized and any areas disturbed should be restored to prevent
erosion and other environmental impacts.
9 Emergency vehicle apparatus access roads shall conform with the requirements of the Uniform Fire
Code and Mason County Title 16. If the access road cannot conform, special conditions will be
placed on any building permit issued on property that is served by a non-conforming access road.
Contact the Mason County Fire Marshal for details.
10 A Hydraulic Project Approval from the Washington Department of Fish and Wildlife shall be obtained
prior
to work on the banks of or within the waters of the State.
11 All floating structures shall include intermittent supports which run parallel to the shoreline to keep
structures off the tidelands at low tide.
12 Landfill for residential development which results in the creation of new dry land waterward of OHWM
or in biological wetlands is prohibited.
13 Recreational piers shall be no higher than 11 feet above mean higher high water. Piers and docks
shall have at least an eight foot span between pilings.
14 Residential development on shorelines and wetlands should be planned with minimum adverse
environmental and visual impact. Structures should be and located to not significantly block views of
adjacent residences.
15 Subdivision developments and planned unit developments shall provide areas sufficient to ensure
usable access to and along the shoreline area for all residents of the development except where the
shoreline topography does not permit the same.

Purpose of checklist:
