There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at X 800-647-0982 The per n signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. 2) Proper erosion and sediment control practices must be used on the construction site and adjacent areas to prevent upland sediments from entering shoreline waters. Erosion control measures must be in place prior to any clearing, grading, or construction. These control measures must be effective to prevent soil from being carried into surface water by stormwater runoff. Sand, silt, and soil will damage aquatic habitat and are considered pollutants. Any discharge of sediment-laden runoff or other pollutapollutants to waters of the state is in violation of Chapter 90.48 RCW, Water Pollution Control, and WAC 173-201A, Water Quality Standards for Surface Waters of the State of Washington, and is subject to enforcement action. Any work in or adjacent to waterways that will adversely affect water quality must receive specific prior authorization from the Department of Ecology pursuant to WAC 173-201 A-110. A short-term water quality standards modification may be issued if the proponent agrees to a number of specific construction practices and techniques designed to minimize water quality impacts. All areas disturbed or newly created by construction activities must be revegetated using bioengineering techniques_xlean durable riprap, or some other equivalent type of protection against erosion when other measures are not practical. 3) All upland areas disturbed or newly created by Anstruction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X 4) Temporary erosion control measures must be implemented to prevent water quality de radation of adjacent waters or wetlands. Silt fencing must be installed and maintained until upland vegetation has become established. X ���--- 5) Approved per dimensions and setbacks on submitted site plan. X 6) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Department prior to any further inspections being performed or approvals granted. X ') In accordance with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and legible from the street or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site inspections. A re-inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or contractor fail t ost t address on site prior to requesting inspections. X �� BLD2003-00962 Please referto the following pages for conditions of this permit. 2 of 5 8) THE FOUNDATION SYSTEM SHALL BE PLACED ON UNDISTURBED, NATIVE SOIL. X 9) The "approved" plot plan is required to be on-site for inspection purposes. If an inspection is requested and the "approved" plot plan is not on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and shall be collected by the Building Department prior to any further inspections being performed or approvals granted. X 10) All construction must meet or exceed all local ordinances and the 1997 Uniform Building Code requirements as adopted and amended by Mason County and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would result in permit r vocation. X 11) This permit is for the plac installation of the manufactured home only and does not imply approval or review for any other items indidcated on the plot plan. X 12) All mobile/manufactured home landings or decks must be freestanding (self supporting). The largest landing or deck allowed without drawings or a building permit MUST be under 30" in height from surrounding grade. NO second story decks, or decks above 30" can be built without a permit. Any landing or deck that is 30"o ore in height from walking surface to finish grade requires a Permit. Any landing or deck that has 4 or more risers requires a handrail. X /Ji-- 13) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25'of a Mason County road right of way, it is suggested to contact that office to review future planned work which may affect your project.roject. 14) All changes to "approved" building plans that effect compliance with the Uniform Codes as amended and adopted, or any other Mason County ordinance or regulation, must be reviewe�jand approved by Mason County prior to construction. X /,G 7! v 15) The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the Uniform Codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector shall be "e rir to requesting additional inspections. .� 16) The installation permit shall be displayed in clear view of the site access road. The approved site plan and other applicable instructions, including installation instructions, shall be available in this location OR placed in the location specified by WAC 296-150M-655. Support configuration shall be clearly marked in the installation instructions. 17) All property lines shall be clearly identified at the time of foundation inspection. X BLD2003-00962 Please referto the following pages for conditions of this permit. 3 of 5 18) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason County/ ordinances and building regulations. X 19) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit (older have prev�t��on from being taken. No more than one extension may be granted. 20) Applicant has indicated this is a replacement unit. Prior to Mason County allowing o upnacy of the new proposed unit, the existing unit which is on-site and is being replaced MUST be removed from the parcel. X ` 21) Any retailer, manufacturer or contractor who installs a manufactured home warrants that the manufactured home is installed in accordance with the State Installation code, chapter 296-150M WAC. All installers hired to do installation work shall be certified manufactured home installers and shall be present to supervise the installation of all on-site work. An Installer Tag shall be posted on site giving the certification number and signature of the certified installer responsible for each major part of the installation. RCW43-63B.090 X 22) If you are installing a manufacturing home and no longer have the installation manual for the home, you must use the instructions of the American National Standards Institute (ANSI). To order the ANSI instructions you may either get an order form from the Mason County Building Department or you can contact the Offfice of Manufacturing Housing (360) 725-2800. 23) The Uniform Fire Code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150'from an approved access road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where such roads conqect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road. X 24) A 20 foot wide fire apparatus access road is required to estend within 150 feet of any portion of the exterior walls of the building. An unobstructed vertical clearance of 13 feet, 6 inches is required. Dead-end fire apparatus access roads longer than 150 feet are required to have an approved turnaround. The maximum grade of a fire apparatus access road is 14%. X 25) All upland areas disturbed or newly created by con truction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X 27) Proposed structures must maintain a minimum setback from all property lines, easements and 25'from all County and State Road right of ways. X BLD2003-00962 Please referto the following pages for conditions of this permit. 4 of 5 This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at anytime after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied.
