Box 186 Shelton, WA 98584 RE: Lot 70, Beards Cove, Division 8, Jolly Roger Lane Subject: Engineered Review of Strip Footings for Mobile Home Dear Mr. Byrne: This report is to summarize my analysis and findings of the adequacy of the foundations in place for a mobile home unit located at this site. I have performed my work withoug visit to the site and have based the conditions on information provided to me by the applicant and all loads and stresses in accordance with requirements of the 1991 Edition of the Uniform Building Code. The manufactured unit is of an older variety and has been constructed with rather light gage materials. The dead load of the unit is reportedly 10,003 pounds as provided by the manufacturer. I have calculated the code required absolute maximum live loads on floor and roof and have examined the maximum bearing stresses on the soil, concrete, and the maximum shearing stress on the cross section of the foundation strip as defined by the applicant. It was determined that both the maximum bearing stresses on the soils are very low and therefore acceptable (480 psf maximum) and the maximum shear of the concrete is 28 psi ultimate which is well h below the code allowed maximum concrete shear stress of 85 psi. Copies of my calculations supporting these findings is attached. The maximum overturning forces for code required wind forces was also checked using the minimum dead load only for resisting moments. It was found that the unit will not overturn from the foundations even if not tied down, and has a factor of safety against overturning exceeding 1.5.
