REPORT OF INDOOR AIR QUALITY INSPECTION
Can July 27, 2000, Healthy Buildings, inc. conducted an indoor air quality inspection of the above
residence. The following report is in two parts: findings and recommendations.
INSPECTION FINDINGS
WALK THROUGH OBSERVATIONS
The house appeared to be clean and well maintained, The house had a low level of settled and visible
dust. There were moisture problems found throughout the home around the baso of the exterior and
interior wails. The carbon dioxide level ranged between 540 - 624 PPM. Temperature and relative
humidity levels were 69.8 -71.411 F and 56.8- 58.8% respectively. There were visible signs of mold
found in the living room, master bedroom and master bathroom.
VENTILATION
Building ventilation is very important to good indoor air quality. The CO2 levels in this tiouse Indicate that
you had *doquato ventilation on the dcy of our inspection.
MOISTURE LEVELS
Moisture levels are measured with a DRIEAZ MOISTURE COUNTER. The DRIEAZ measures moisture
1/2" to 3/4" deep in wood, drywall and concrete The readings are a relative scale where 0 = no
Moisture, and 100 = saturated. Any reading over 80 indlcatos that moisture is getting to the Interior wall
material. In a typical home with no moisture problems, moisture levels range from 10 to 30.
The walls of this house had moisture readings from 40-100 along the bottom of the walls tested at the

carpet was pulled up about 1-34 feet from the living room wall facing the drive way and rnuisture levels of
100 were found on the concrete floor In several locations.
Moisture readings in the master bedroom ranged from 60 r90 up 3-6" from floor, although readings of
70-80 were also found under each corner of the window, Readings of 40 were found on the wall on the
right and left sides of the window. Above the windows tested, readings of 80 were found although this
could be a metal header or foil faced insulation Interfering. The areas on the left and right sides of the
windows had readings of 40. Moisture readings of 50 were found from the Floor up to 3 ft, on the
common wall with

Moisture readings taken in this house indicate that moisture and water leaks appear to be a problem In
the locations tested at the time of inspection. It appeared the moisture Is wlcking up the walls from damp
concrete floors and from window leaks,
MOLD, YEAST and BACTERIA
Molds and yeasts In a building or home can cause health problems for occupants, especlally children.
Viable (living), non-viable spores and microbe fragments can all cause allergic responses. When 'indoor
levels of microbe spores and fragments become high special cleaning and maintenance may be

over 50% of the visible concrete floor under the carpet and pad- The entire tack strip that was exposed
appeared to be water damaged with dark stains on the wood around the rusty nails.
Because visual inspection for molds and yeasts do not always give us a good picture of the microbial
growth in homes, we took one surface swab sample from eight locations in this home. The protocol used
is wiping 100 square centimeters with a sterile swab. The swab is sent to a microbiology lab where the
sample is grown on a petri dish for five days. The colonies that grow are then counted in Colony Forming
Units (CFUs) per swab. Only viable spores will grow and the resulting colonies are counted. Molds and
Yeasts in a building or home can cause health problems for occupants, especially children.
Attachment A Is the lab report showing the results from the sterile swab tests. High levels of mold were
found On the swab Tor the huuuv '-i0MPoelte. Tho emold count worm 1 .9;fimsrt hiahpr than the median level
for homes from our database, These results suggest there has been viable microbial growth in the house
that allowed viable spores to accumulate in the house dust.
We took four air samples in this home to test for spores and microbe fragments. Samples were taken
outside, in the living room, master bedroom and tree kid's sleep room- This test counts both nonviable
and viable mold spores as the same because they cannot distinguish the difference unless cultured.
These samples are collected by running 60 liters of air through a spore trap. This spore trap is sent to a
lab for analysis. Species are identified and the load of each species of microbe is given in spores and
fragment* par cubic motor of 2ir. These results can be found in Attachment B. The outside sample was
taken at least 80 minutes after a rain shower had stopped- The total spore counts tor all three rournm
were above the median count for homes from our data base. The bedrooms were 7 and 9 times higher
than our baseline. Of particular concern is the living room with levels over 20 times higher then our
median and the bedrooms, which were 7 and 9 times higher than baseline. Very high levels of airborne
AspargilluwPe";6filum were fntirld in the living room, master bedroom and kid's sleep room, which were
22 to 8o times higher than outside. Scopulariopsis was also found In all three rooms tested and It was not

not found in the outside sample. Stachybotrys chartarum was detected In the master bedroom and the
kid's sleep room, and none found outside.
Healthy Buildings, Inc. is particularly concerned with the results from the master bedroom and kid's sleep
rvvrn where Stachybotrya chertarvm was found airborno. Stachybotrys chartanrm has been reported to
cause health problems to occupants. Stachybotrys chartarum is a toxic mold that is not found in a dry
home environment_ Stachybotrys can cause multiple health problems for some occupants, and very
careful ano thorough remedlatlon protoculb are required to prevent future darnage to the occupants and
the building. Please read all the attached fact sheets and articles about Stachybotrys before doing any of
the remediation. Pon icillium/Aspergillus, Cladosporium, and Scopulariopsis sp. were all high versus
outside and all can cause allergenic reactions and health problems and must be remediated.
Tape lift samples are collected to identify what was visually assessed to be mold growth, A sample of
what appears to be mold growth Is collected a piece of clear scotch tape, Thls is sent to a lab for specles
and load identification. We collected four tape samples in this home. The flrst tape sample was taken of
a dark spot above the molding In the living room behind the front door. Stachybotrys chartarum was the
only fungi found in this location. The second sample was taken from the fabric on the blue couch in the
living room where the couch fabric touches the carpet. This tape lift contained the fungi of Aspergillus
sp., Penicillium op., and Scopulariopsis sp.. Tape lift iabelpd#d was taken of what appeared to be mold
on the living room drywall behind the molding. We took two samples from this area. We are archiving

All microbe samples collected in this home Indicate there was widespread mold found in all 7 samples
taken at this home.
HEATING
The heating system for the home was wall mounted electric fan forced heaters in each room.
DUST AND DUST MITES
House dust is a conglomeration of fine dirt particles, fibers, animal dander, human skin flakes, dust
mites, their body parts And faces, parts from other Insects, mold spores, soot, tire fragments and an
innumerable amount of other particles. "House dust that is heavily contaminated with the fecal pellet$of
dirt mit>as Is one of tha most strongly alleroenic materials found Indoors" (Indoor Air Pollution Control;
Godish, 1000),
The results from the dust tests can be found in Attachment D. The non-viable samples taken from the
home also shows moderate to high levels of non-fungal dust particulates in the air. The totals in the
master bed were at our median level. The living room and the children's sleeping room were 2.2 and 2.7

all the other particles and molds on Attachment B and D.
CONCLUSIONS AND RECOMMENDATIONS
After careful Inspection of this home, Healthy Buildings, Inc. finds that you have significant indoor air
quality problem, The primary source of the problems may be mold growth found throughout the home.
Mold growth on the drywall behind the molding, on the couch and under the carpets. The remaining
moldings and carpets were not checked at the time of the inspection to avoid the risk of Increasing mold
spores and fragments in the air of this family occupied home.

immediately to avoid continued exposure to high levels to mold in the house, Two small children live

remove, clean and disinfect all your belongings, Everything in the house should be done, Clothes
should be replaced, washed In 135' F water, or HEPA vacuumed and dry cleaned, Hurd surface

HEPA vacuumed and steam cleaned with 1900 F truck mounted steam. Disinfect all hard surfaces by
wiping down with a sponge and alcohol based quatemary ammonia, or a 20% household bleach and
water mixture.
3. INVESTIGATE MOLD AND THE SOURCE OF MOISTURE
VVxtnr leaks and moisture entering the buildind must be fixed, if leaks continue, mold or yeast
problems will continue
Two 6-inch square Inspection holes should be cut in the bottom of each wall to determine the extent
of mold growth, dryrot and sources for moisture. Inspection holes should be opened uo under, on the
sides- and above several of the windows to determine if there is mo{d or dryrot and why the moisture
levels are high in these locations.
4. MOISTURE IN WALLS
Have the slab and walls inspected by an architectural firm specializing in water leakage and moisture
problems. If the slab cannot be made moisture free, the house may need to be raised and a
moisture vapor barrier placed betwoon the bottom plates of all walls and floor coverings and the
damp slab.
5. REMOVE MOLDY MATERIALS
W erever mold is found remove the entire bottom 2 feet of drywall from these walls. If there is any
doubt about the presence of mold, samples should be sent to a lab for positive identification. If mold
or wet drywall is still found at this point continue removing darnp/moldy materials for two feet beyond
where any meld or moisture is found. Ali wet or moldy drywall and insulation should be discarded.

6. REPLACE CARPET AND BASE MOLDING
Remove the carpet; pad or base molding from house following the instructions In Attachments E
and F if mold is found discard these items. If mold is found on concrete below the carpet clean and
disinfect per Attachments E and F. Have slab tested for moisture content and have slab vapor
barrier sealed to prevent moist carpets in the future.
7. ADD EFFECTIVE VENTILATION
Install 90 CFM Panasonic ventilation fans in the batnroom in order to increase ventilation throughout
the residence, The bath fan should be controlled with a solid state speed controller set to run on 1/2
to 2/3 speed at all times, Keep windows cracked open at all times and flush house once a day and
during clemning. A one-hour crank timor turns tho fan on rugh spew Tor -iri hnizr after w;qr.:h siiuwdr.
An alternate plan Is to install a 50 CFM fan and rurt it continuously. Windows must be cracked or
fresh air inlets must be installed to hiring in fresh make up air,

8, SPRING CLEANING
After the above remediation is complete, the entire house should be thoroughly "spring"cleaned and
disinfected. This thorough "spring cleaning"should include damp wiping, HEPA vacuuming, and
washing all surfaces. HEPA vacuum the heaters in each room.
B. CLEAN AND DISINFECT
After the house is sprang cleaned, all surfaces of all rooms should be cleaned and disinfected
following the instructions in Affachment F.

tape if wall-to-wall carpet is being removed, see Carpet Removal instruction sheet, if

secured with tape so edges are not exposed and it will not be moved around.
2. The groom is isolated by closing doors and other intentional openings to all other roorns.
Registers of ducted heating systems should be taped shut. Openings without doors can be sealed
offusin/3 plastic sheets taped at the edges. Blue painters' tape forms a good seal and is
removable without damaging paint.
3. Insert a box fan in the window blowing outward, and block the remainder of the window with
cardboard taped in place. Turn the fan on high and verify the negative pressure in the room by
feeling the gap around the door reading to other room!;— air should be coming into the mom.
4, Once demolition work begins, the exhaust fan in the room should be maintained for eight hours
after work is completed and the room is clean.

probably doesn't need to be
condemned and torn down but
the owner should follow the
recommendations in the report.
He had a previous contact with
Margaret Bray regarding this
