Billy Moore:
Sorry for the delay in responding to the proposed site plan received by mail on June 27,
2011. You portray on the plan the retail store with parking areas, setbacks, and areas
for landscaping. As noted in the February 23, 2011 letter attached, this parcel location
is within the Belfair Urban Growth Area and is zoned Mixed Use (MU) according to the
Belfair Urban Growth Area Zoning Map. The proposal shall follow the development
standards of building size and setbacks, parking, signs, landscaping, and lighting that
are included in the Belfair Urban Growth Area zoning code.
Several points to bring up at this time are:
a) proposed commercial sign is a pole sign, rather than the monument sign preferred by the
zoning code Sec. 17.34.360;
a) a second commercial land use on subject parcel or a new parcel created from existing legal
parcel;
b) side yard setback of at least 5 feet on each side;
c) 20 feet setback along front property line or highway;
d) need to meet landscaping standards in the zoning code Sec. 17.31;
e) slopes present on and adjacent to the east merit the need for a geologic special study as part
of the project review;
f) A new commercial development proposal will need review through the Pre-Application
Conference Request process; more specifics on permit requirements from the Building,
Planning, Health, and Public Works Depts. are addressed in this required meeting.
