CONDITIONS FOR
BLD2003-00536
1) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division.
There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at
1-800-647-09!2�person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law.

2) The use, handling and storage of hazardous matef i or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of
the Mason County Fire Marshal. X �/
3) Proper erosion and sediment control practices must be used on the construction site and adjacent areas to prevent upland sediments from entering
shoreline waters. Erosion control measures must be in place prior to any clearing, grading, or construction. These control measures must be effective to
prevent soil from being carried into surface water by stormwater runoff. Sand, silt, and soil will damage aquatic habitat and are considered pollutants.
Any discharge of sediment-laden runoff or other poll utapolIutants to waters of the state is in violation of Chapter 90.48 RCW, Water Pollution Control, and
WAC 173-201A, Water Quality Standards for Surface Waters of the State of Washington, and is subject to enforcement action. Any work in or adjacent
to waterways that will adversely affect water quality must receive specific prior authorization from the Department of Ecology pursuant to WAC
173-201A-110. A short-term water quality standards modification may be issued if the proponent agrees to a number of specific construction practices
and techniques designed to minimize water quality impacts. All areas disturbed or newly created by construction activities must be revegetated using
bioenginee q ke!riques, clean durable riprap, or some other equivalent type of protection against erosion when other measures are not practical.
4) All upland areas disturbed or newly created by construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt
fencing or straw matting). X
5) Temporary erosion control measures must be implemented to prevent water quality dpg ation of adjacent waters or wetlands. Silt fencing must be
installed and maintained until upland vegetation has become established. X
6) In accordance with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and
legible from the street or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site
inspections. A re-inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or
contractor!iI post�ihe address on site prior to requesting inspections.

7) THE FOUNDATION SYSTEM SHALL BE PLACED ON UNDISTURBED, NATIVE SOIL. X_ /S,

8) Any retailer, manufacturer or contractor who installs a manufactured home warrants that the manufactured home is installed in accordance with the State
. I:9stallation code, chapter 296-150M WAC. All installers hired to do installation work shall be certified manufactured home installers and shall be present
to supervise the installation of all on-site work. An Installer Tag shall be posted on site giving the certification number and signature of the certified
installer responsible for each major part of the installation. RCW43-63B.090

9) All construction must meet or exceed all local ordinances and the 1997 Uniform Building Code requirements as adopted and amended by Mason County
and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would
result in perryiit revocation.

10) REQUIRED INSPECTIONS (Footing Inspection-prior to pour, Set-up Inspection-prior to skirting, Final Inspection-prior to occupancy). I hereby assume all
responsibility for the scheduling of my required inspections. If the required inspections are not requested, inspected and signed off(approved) by the
inspector in the prescribed order, I understand that reinspection fees and an hourly investigation fee pursuant to the 1997 UBC, and will be assessed in
addition to my original permit fees to resolve any questionable practices or problems that have been discovered. I further understand that this
investigation will be scheduled as time allows. Until resolution of a al prob no occupancy (Final Inspection)will be granted for the residence.

11) This permit is for the plac me nd installation of the manufactured home only and does not imply approval or review for any other items indidcated on
the plot plan. X
12) All mobile/manufactured home landings or decks must be freestanding (self supporting). The largest landing or deck allowed without drawings or a'
building permit MUST be under 30" in height from surrounding grade. NO second story decks, or decks above 30" can be built without a permit. Any
landing or deck that is 30"pr role-in height from walking surface to finish grade requires a Permit. Any landing or deck that has 4 or more risers requires
a handrail. X /
13) All changes to "approved" building plans that effect compliance with the Uniform Codes as amended and adopted, or any other Mason County ordinance
or regulation,,,nu s lae reviewed and approved by Mason County prior to construction.

14) The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance
with the Uniform Codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building
Inspector shall be prior to requesting additional inspections.

15) The installation permit shall be displayed in clear view of the site access road. The approved site plan and other applicable instructions, including
installation instructions, shall be available in this location OR placed in the location specified by WAC 296-150M-655. Support configuration shall be
clearly marked in the installation instructions.
16) All propane tanks must be installed in accordance with the Uniform Fire Code and all applicable Mason County ordinances. All propane tanks filled on
site must be located a minimum of 10'from any possible source of ignition (electrical outlets, electrical fixtures, compressors, etc), mechanical system air
intake (direct vent appliance, ventilation air intake, etc), and/or any weeds, grass, brush, trash or any other similar combustible materials. Propane tanks
less than 125 gallons must also be located a minimum of 5'from any building opening (foundation vents, windows, doors etc), property line or easement.

17) All propane tanks must be installed in accordance with the Uniform Fire Code and all applicable Mason County ordinances. All Propane tanks between
125 and 500 gallons must be located a minimum of 10'from any building, property line, public way, possible source of ignition (electrical outlets, electrical
fixtures, compressors, etc), and/or any weeds, grass, brush, trash or any other similar combustible materials. If a propane tank is exposed to probable
vehiculary�am�e, protective bollards must be installed.

18) All propane tanks must be installed in accordance with the Uniform Fire Code and all applicable Mason County ordinances. All propane tanks must meet
the installatioyr�ements and minimum setbacks as listed in the Mason County Fire Marshal's Standards for the Installation of Propane Tanks.

19) Fuel piping shall be inspected after the installation of gas piping is complete, and before the attachment of fixtures, appliances, or shut-off valves. At the
time of inspection the test pressure shall be no less than 10 psi held for no less than 15 minutes. Appliances to be attached to the fuel piping system shall
not be used til final inspection has been performed and approved by a Mason County building inspector.
20) Owner/applicant must obtain a seperate permit r p placement of any size propane tank serving a fixed appliance within a dwelling structure or unit
prior to the placement of the tank. X
21) The placement of small propane tanks are not normally subject to a permit review by the Planning Department; however, propane tanks are subject to
Planning Department regulations. Such regulations primarily consist of setbacks from shorelines and features considered to be critical areas (streams,
wetlands, slopes, etc.) If you think such feat ist on or nearby your property, please contact the Planning Department so that exact setback
dequirements can be determined. X f
22) All property lines shall be clearly identified at the time of foundation inspection. X
23) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final.inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with

24) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for
action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit
holder !nerted action from being taken. No more than one extension may be granted.

25) The approval of this project is subject to the recommendations and specifications outlined in the attached geotechnical report or assessment. Structures
and /or land modifications (grading, cuts, fills, etc.) required in the geotechnical or assessment, may require a seperate permit. The geotechincal
report/assessment shall remain attached to the approved building plans. X
