Page 1 of 5 CONDITIONS FOR GRD2012-00008 1) Approved per site plan, topographic cross-section, and erosion control measures. X ID 2) TempoM osion control measures must be implemented to prevent water quality degradation of adjacent waters, wetlands, or properties. X 3) All upland areas distu�p or newly created by construction activities shall be seeded, vegetated or given some other equivalent type of protection against erosion. X [ 4) ALL SURFACE WATER AND POTENTIAL RUNOFF FROM THE PROJECT WILL BE CONTROLLED ON SITE AND SHALL NOT ADVERSELY AFFECT ANY ADJACENT PROPERTIES, NOR INCREASE MELOCITY FLOW ENTERING OR ABUTTING TO ANY STATE OR COUNTY CULVERTING OR DITCH SYSTEM OR ROADWAY. x 5) Applicant shall implement all aspects of provided stormwater site plan and drainage report. X 0 6) Accessible parking spaces shall be provided in accordance the 2009 International Building Code Section 1106 and constructed in accordance with Section 1101.2/ICC A117.1. Accessible parking spaces shall be provided in accordance with Table 1106.1 as follows: 1 to 25 total parking spaces requires not less than one accessible parking space 26 to 50 total parking spaces requires not less than two accessible parking spaces 51 to 75 total parking spaces requires not less than three accessible parking spaces 76 to 100 total parking spaces requires not less than four accessible parking spaces See IBC Section 1106 and table for more than 100 parking spaces. Construction and design shall be completed in accordance with ICC All 7.1, Section 502. Accessible parking spaces shall be located on the shortest accessible route of travel from adjacent parking to an accessible building entrance. Car parking shall be not less than 96-inches wide and access aisles not less than 60-inches wide shall be properly marked. Parking surfaces shall be firm, stable, and slip resistant material and shall not be steeper than 1:48. Accessible parking spaces shall be clearly identified by signs containing the International Symbol of Accessibility placed not less than 60-inches above qround surface, measured from the bottom of the sign. X 7) Access Roads to the site must not be degraded as a result of work. X 8) ALL CLEARING,CUTTING, GRADING, EXCAVATING, TERRACING, FILLING AND SIMILIAR WORK WILL BE REGULATED BY THE REQUIREMENTS PURSUANT TO THE MASON COUNTY GRADING PERMIT STANDARDS ADOPTED BY RESOLUTION 141-96 and MASON COU( CODE, TITLE 14, CHAPTER 14.44. Page 2 of 5 10) The owner/applicant shall provide to Mason County inspection reports prepared by the engineer record, complying with the requirements as noted in Chapter 14.44, section 14.44.220 through 14.44.230. X 11) Owner/It is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28. X 12) Compliance with an approved Storm Water Plan shall be subject to an on site inspection, or inspections, by the engineer of record or an authorized representative. Said inspection(s) shall be performed in accordance with the approved plan, and prior to any modification that would make a determination of compliance impossible. Inspection reports shall be submitted to verify all engineering requirements have been completed in accordance with the approved storm water plan. Reports shall be submitted to the Mason County Department of Community Development prior to each corresponding inspection and final permit approvopies of all special inspection reports shall be made available at time of inspection. X 13) The proposed retaining wall represented on the approved plans shall be less than 4-ft in height and shall not support a surcharge. Retaining walls greater than 4-ft in height or needed to support a surch such as structures, roads, or to support slopes, shall require a separate building permit and approval prior to construction of the retaining wall. X 14) This project is approved to re-claim the existing drainfield located at the rear of the building to create 11 parking spaces xconstructed with pourous pavement material and a retaining wall not to exceed 4-ft in height. X 1�V� 15) APPROVED PLANS ON SITE All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building Departmen rior to any further inspections being performed or approvals granted. X 16) CHANGES TO APPROVED PLANS All changes to"approved" building plans that effect compliance with the international codes as amended and adopted, or any other Mason County ordinar regulation, must be reviewed and approved by Mason County prior to construction. X 17) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason Cis ty ordinances and building regulations. Page 3 of 5 18) PERMIT EXPIRATION All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit holder ha vented action from being taken. No more than one extension may be granted. X 19) PROPERTY LINES ) All property lines shall be clearly identified at the time of inspection. X This permit becomes null and void if work or construction authorized is not commenced within 180 days, or if construction or work is suspended for a period of 180 days at any time after work is commenced. Inspection of the subgrade for the porous pavement. East retaining wall has been completed. Two stacks of ecology blocks on concrete foundation. North/south sub-drain has also been installed. Strom sewer has been completed & connected to existing catch basin in front of the building. Contractor is cutting subgrade for the porous pavement using an excavator to minimize subgrade compaction. They have also placed geotextile on the subgrade before placing the base course aggregate mix. Placing on the base course aggregate mix has been partially completed.
