The following Building Construction comments were generated based on the pre-submission applicant

Project description:
Replace 73' Mobile with new commercial office building on existing basement. Potential future garage.
Required information/action for submittal:
• The project shall comply with the latest adopted code/s (2018 edition) as adopted by Mason
County as well as the Mason County Code as applicable.
• An appropriate set of plans drawn to scale needs to be submitted with the building permit and
plumbing and mechanical application, shall include the following information:
➢ Dimensioned Site Plan including road and parking improvements, easements, proper setbacks
from property lines, other existing structures, including well and drain-field/s.
➢ Floor plans (including layout and dimensions)

➢ If the structure is conditioned(heated and/or cooled)All required Energy Code compliance
documentation for this project including construction details and R-values. Compliance
requirements for equipment related to HVAC mechanical equipment and Lighting calculations as
required by the WA State Energy Code (WSEC).
➢ The building department is currently viewing this application as an F-1 Occupancy
Metals/Machinery. Depending on work being done if there is hot work or welding then the
occupancy class requirements may change to an"H"occupancy.
➢ Structural documentation related to building design including calculations and structural drawings
shall be provided as part of the submittal documents.
➢ A soils geotechnical report.
➢ A separate electrical permit shall be required from the Department of Labor and Industries (L&I)
for all electrical associated with the project.
➢ Show what and where all supporting equipment is located outside of buildings. Include HVAC,
• generators, or other associate areas with uses associated to this site.
➢ Show a complete accessibility compliance plan for areas of parking,path of travel, entry, and
interior features new areas. Include a path of travel on site for accessibility as required IBC,
Chapter and ANSI 117.1-2009. Common areas are required to be accessible.
A complete submittal package is required for the application which at a minimum will include the above
items and discussion points. Should you have any questions,please do not hesitate to contact our office
