Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, &A,4, Allan Borden Land Use Planner Mason County Planning Department 1/30/2006 1 of 3 SP12005-00318 Site Inspection 1/30/2006 Case No.: SP12005-00318 Comments: Pre-inspection for Jerry Larson / Ron Peabody on Nov. 9, 2005: The purpose of the pre-inspection was to evaluate issues related to the construction of a single family residence on a 0.22 acre parcel along Larson Blvd.; access to the property is from the south. The parcel is well vegetated with evergreen and deciduous trees as well as shrub cover. There is a natural slope, generally 5 to 10 percent to the south through the lot. The subject parcel is located across from Salty Ct., and the applicant shall seek proper ingress / egress from the county road department. Geotech Report / Landslide hazards: Generally on the subject property, there are no steep slopes (greater than 15 percent) or saturated conditions that would lead to sliding, and thus no special geologic study is needed for development review of a proposed home. Zone Designation for the site: Rural Residential 5. The standard building setbacks for this zone are a 25 foot front yard setback (Anchor Blvd. on the west), and 20 foot side yard and rear yard setbacks along lot lines. For a parcel 100 feet or less in width may have a sideyard setback of 10 percent of the lot width or 8 feet for the subject property. A request for administrative variance to each setback may be reviewed by Mason County if physical features, such as lot depth and critical area slopes, streams, or shorelines will constrain a reasonable development proposal, but to no less than 5 ft. on the sides or 10 ft. at the road. Attention should be made that the new structures meet these setbacks. There is adequate area to locate a residence, garage, and septic, and still maintain a safe distance from the road easements. These setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures, including balconies, decks, heat pumps etc. Shoreline / stream setbacks: No shorelines or streams were observed on the property during site inspection. Staff noted the applicant should make sure that the proposed residence is adequately setback from the proposed septic drainfield location as specified by Mason County Environmental Health.
