Box 669 Belfair, WA, 98528 Re:BLD2000-00428 Dear applicant, Your plan for the building permit referenced above is in the process of being reviewed. Unfortunately, the review can not be completed until we receive all the information relevent to the project as proposed. Mason county requires that when a building contains bearing wall studs exceeding 10 ' in height, an engineered analysis prepared by an engineer or architect is required. To continue the review, please submit two sets of plans and calculations prepared by a Washington State registered engineer or architect. The submitted engineering must contain all of the following: a) Coversheet identifying: 1. project address/location 2. design professional, including address and telephone numbers b) Design Criteria including: 1. occupancy group 2. type of construction 3. seismic zone 4. allowed soil bearing pressure 5. design loads (roof, floor, wind, snow, seismic, etc.) 6. additional criteria used to prepare engineered analysis 7. identify scope of engineering 8. building code edition c) Structural calculations for the project's structural system including wall, roof, and floor as needed. Include value of shear walls, reference 1997 Uniform Building Code table 23-II-I-1. d) All specifications, components, materials, and methods must be transferred onto all submitted drawings. This letter reflects onlythose items that are necessary to y continue the review, and does not contain any findings of the review, or note any corrections that may be necessary once the review is performed. These items are related to the building department review only and does not reflect additional needs of the other county departments . Re-submittals are normally reviewed within five working days of the receipt of proper and complete revisions in our office. If you need additional information or assistance, please contact me at (360) 427-9670, extension 551. Sincerely, Michael J Barth C.B.O. This review letter contains only those comments related to the building department review and does not reflect additional needs of the other county departments. Please review the following project data, and plan review comments . it is important that you then follow the instructions for re-submittal located at the end of this letter. PROJECT DATA: Owner: Edward Nix P.O. Box 669 Belfair, WA, 98528 (360) 275-7297 Engineer: Consolidated Engineering P.O. Box 2321 Rolla B Boughan P.E. Bremerton, WA, 98310 (360) 479-5598 Code Editions : 1997 Uniform Building Code, WAC 51-40 1997 Uniform Plumbing Code, WAC 51-46, 51-47 1997 Uniform Mechanical Code, WAC 51-42 PLAN REVIEW COMMENTS: 1, The wind pressure to the front wall of the structure is indicated by the engineer to be 267 pounds per lineal foot. The engineering states to use 3/8" T-111 w/8d@4" o. c. , resulting in a panel capacity of 240 pounds per lineal foot (Table 23-II-I-1 of the 1997 Uniform Building Code supports this capacity of T-111 nailed at 411 o. c. ) However, 267 pounds of shear pressure is more than 11% over the allowable shear of 240 pounds per foot. Please clarify and or correct the design so that it will be within the allowable stresses as required by the 1997 Uniform Building Code. L Please make the required corrections and clarifications and submit two sets of the plans showing the revisions . If only affected pages are re-submitted, arrangements should be made to remove voided sheets and re-insert new sheets into both building department copies of the submitted plans. Please detail all corrections and revisions in a transmittal letter, numbered in the same order as in the plan review letter to aid in a timely re- submittal review. If submittal documents are incomplete or changed so as to require additional plan review, an additional plan review fee shall be charged at the rate of $42 . 00 per hour. Prior to re-submittal, please call the Plans Examining Department to make arrangements for a re-submittal . If a meeting is needed, or if you have any questions regarding this review, please contact me at (360) 427-9670 extension 551 .
