Fox Lane—Shelton - 22003-50-00007 This project is proposing to impact approximately 7,211 square feet of the 150-foot Type F stream buffer on-site for residential development. The maximum buffer width reduction will be 88.89 feet or approximately 59.26% reduction.The location of the proposed development has been chosen to minimize disturbance to critical areas to the furthest extent possible. All project features have been located as far from the stream as site constraints will allow; The chief constraints being lot width, soil conditions, and topography.To mitigate the proposed buffer impact, buffer enhancement is being proposed to enhance understory vegetation in the existing forested areas of the buffer. Buffer enhancement will occur within a 7,226 sq. ft. area to accomplish a 1:1 mitigation ratio. 6,020 sq. ft. is available for mitigation within the subject parcel. To meet the 1:1 mitigation standard, off-site mitigation is also being proposed.This parcel is one of three being proposed for development by the client. The neighboring parcel (#22003-50-00008) has 1,206 sq. ft. available for enhancement that is contiguous with the on-site mitigation areas being proposed.
