There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-=982. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. X 2) The Uniform Fire Code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150'from an approved access,road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where u r s nnect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road. X 3) In ccordance with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and legible from the street or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site inspections. A re-inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or coNac fai,to post the address on site prior to requesting inspections. X 4) THEJOUNDATION SYSTEM SHALL BE PLACED ON UNDISTURBED, NATIVE SOIL. X 5) The "approved" plot plan is required to be on-site for inspection purposes. If an inspection is requested and the"approved" plot plan is not on site, then approv will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and shall be collected by the =tment prior to any further inspections being performed or approvals granted. 6) Any retailer, manufacturer or contractor who installs a manufactured home warrants that the manufactured home is installed in accordance with the State Installation code, chapter 296-150M WAC. To order the ANSI instructions you may either get an order form from the Mason County Building Department or you can contact the Offfice of Manufacturing Housing (360) 725-2800. 8) All construction must meet or exceed all local ordinances and the 1997 Uniform Building Code requirements as adopted and amended by Mason County and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would resu � p nivocation. X 9) REQUIRED INSPECTIONS (Footing Inspection-prior to pour, Set-up Inspection-prior to skirting, Final Inspection-prior to occupancy). The largest landing or deck allowed without drawings or a building permit MUST be under 30" in height from surrounding grade. NO second story decks, or decks above 30"can be built without a permit. X 12) Plac. a tructure must comply with standards setforth per 1997 UBC Chapter 18 regarding descending and/or ascending slopes. X 13) All changes to "approved" building plans that effect compliance with the Uniform Codes as amended and adopted, or any other Mason County ordinance or=ul *o must be reviewed and approved by Mason County prior to construction. X 14) The construction of the permitted project is subject to inspections by the Mason County Building Department. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit er revented action from being taken. No more than one extension may be granted. 19) The approval of this project is subject to the recommendations and specifications outlined in the attached geotechnical report or assessment. Structures and/or land modifications (grading, cuts, fills, etc.) required in the geotechnic p t/ ssessment, may require a seperate permit. The geotechincal report/assessment shall remain attached to the approved building plans. There shall be a minimum disturbance of trees and vegetation in order to minimize erosion and stabilize Landslide Hazard Areas. Limbing trees for view purposes is preferred over tree removal. Vegetati em I the slopes of banks and the top of the bank shall be minimized due to the potential for erosion. This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at any time after work is commenced.
