Below you will find comments made regarding the proposed development and it ' s critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, 1� Land Use Planner Department of Community Development CODMEENTS: Site visit to determine shoreline setback if house is remodeled or replaced. Adjacent residence to the north is approximately 100' back from shoreline, so would be taken into account when dtermining the shoreline common line setback. Default setback of 15 ' would be assumed on the other side because the next closest structure appears to be less than the default (minimum 15' setback) . TOTAL REPLACEKENT: Given that the adjacent shoreline is curved, if the house is removed entirely, the shoreline setback for the proposed new residence would be an average between the default setback of 151 , and the 100, setback of the other residence, resulting in a proposed setback of 595 feet. It appears that there is very little space on this lot, and if total replacement were necessary due to the condition of the existing house, the applicants may wish to consider a shoreline variance application. Information is enclosed. REKOD$L: If the existing house remains, but is expanded upward and landward of its shoreline wall, that would be possible.
