Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, V Allan Borden Land Use Planner Mason County Planning Department 1/12/2005 1 of 2 SP12004-00296 Site Inspection 1/12/2005 Case No.: SP12004-00296 Comments: Pre-inspection for Michael / Diane McCann on Nov. 10, 2004: The purpose of the pre-inspection was to evaluate issues related to the replacement of a single family residence on a 0.30 acre parcel in the Beard's Cove Subdivision. The parcel now has a residence which will be demolished and replaced with another home. Some evergreen and deciduous trees remain, as an area for the septic system is still present on the property. The slope on this parcel is 3 to 5 percent towards the southeast, with a 10 percent slope occurring on the parcel to the north. Geotech Report / Landslide hazards: There are no steep slopes on the subject property and no special geologic study is needed for development review. The zoning designation for the site is Rural Residential 5. Standard building setbacks for this zoning are a 25 foot front yard setback, and 20 foot side and rear yard setback (lot line setbacks). For the subject lot, there is an exception to this standard for lots less than under 100 feet in width: the side yard setbacks are equal to 10% of the lot width, or 6 feet. All setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures / appurtenances, including balconies, decks, heat pumps etc. Shoreline / stream setbacks: No shorelines or streams were observed during site inspection. Staff noted the applicant should make sure that the proposed residence is adequately setback from the proposed septic drainfield locations as specified by Mason County Environmental Health Department. General process: Proposals for future site development must include a site plan, showing all setbacks from property lines, slopes and other improvements on the property, which is needed for the submitted building permit application.
