CONDITIONS FOR
BLD2004-00303
1) The Uniform Fire Code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150'from an approved
access road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where
sucb roads,connect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road. X
2) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division.
There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at
1-800- 7- 98 . The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law.

3) All upland areas disturbed or newly rqated by construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt
fencing or straw matting). X ,
4) Temporary erosion control measures must be implemented to prevent water qu ty de radation of adjacent waters or wetlands. Silt fencing must be
installed and maintained until upland vegetation has become established. X
5) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building
De rior to any further inspections being performed or approvals granted.

6) In accordance with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and
legible from the street or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site
inspections. A re-inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or
contr to to post the address on site prior to requesting inspections.

7) This structure is approved as un-heated space. If at any time this building is to be used for anything other than what it is approved for, a change of use
perm applied for, reviewed and approved prior to the change.
8) THE FOUNDATION SYSTEM SHALL BE PLACED ON UNDISTURBED, NATIVE SOIL. X�

9) The"approved" plot plan is required to be on-site for inspection purposes. If an inspection is requested and the"approved" plot plan is not on site, then

11) The use, handling and storage of hazar ou aterials or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of
the Mason County Fire Marshal. X
12) This structure is limited to U-1 use only(private garages, carports, sheds, and agricultural buildings.) Any other use will be in violation of the Uniform
Build g o e and Mason County Regulations unless a "Change of Use" permit is applied for, reviewed and approved.

13) Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to the Mason County Building
Department prior to construction. All engineering and/or architectural documents are a part of the approved set of plans and shall remain attached
thereto. If documents are removed, approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be
charged,�r�d shall be collected by the Building Department prior to any further inspections being performed or approvals granted.

14) All construction must meet or exceed all local ordinances and the 1997 Uniform Building Code requirements as adopted and amended by Mason County
and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would
resulit revocation.

15) All property lines shall be clearly identified at the time of foundation inspection. X
16) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with

17) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for
action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit

18) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteners,

This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at anytime after work is
commenced. Evderice of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied. Proof of continuation of
work is by means of a progress inspection.The owner or the agent on the owners behalf,represents that the information provided is accurate and grants employees of Mason County access to

permits that are expired and have not been approved for occupancy and use.
Pursuant to Mason County Code, Title 14 Building and Construction, a permit and
final inspection for this type of activity is required under the 2006 International
Building Code and your property is currently in violation status of occupancy and use.
Please contact our office to make the necessary arrangements 21 days from
the date of this letter. Failure to contact our office to make the necessary scheduled
inspections will result in enforcement actions.
To bring your site into compliance, you must schedule an inspection. One (1) $64.00
site investigation fee will need to be paid prior to inspection along with any
outstanding fees currently due on your building permit. For every inspection required
after that, you will be charged $64.00 again, per inspection until final inspection and
conditions are met.

NOTIFICATION OF INCOMPLETE APPLICATION

Comments:
A field inspection of the subject property was conducted on 3/16/04 i
pursuant to a building permit application for a garage.
An area south of the garage and approximately 50'-60' from it was
saturated at the surface during the time of inspection. Flowing
subsurface water was also noted in small holes and pockets in the
area. Vegetation in the area was primarily rushes, buttercup
(Ranunculus sp.), Red Elderberry (Sambucus sp.), Salmonberry,
(Rubus spectabilis), small red cedars (Thuja plicata), and red alders
(Alnus rubra). Soils exhibited a dark chroma in the saturated area.
This area may meet the criteria for a wetland per the Mason County
Resource Ordinance. The Resource Ordinance requires setbacks from
such wetlands. The size of the setback depends on the category of
wetland. A wetland categorization and delineation are necessary to
determine if the proposed structure meets the setback requirements of
the Resource Ordinance. A list of wetland consultants and a copy of
the Wetlands chapter are enclosed for your use and review. If you
have questions or require clarification of these issues, please contact
me.
