Your site plan must show the following: north arrow,abutting street or easements, and set backs to all

driveway. Show all proposed new development.

You must meet one of the following:
1) One of the following exists on the lot(check all that apply):
❑ a) steep slopes, wetlands, or streams present;
❑ b) soils that restrict building or septic development;

SIDE YARD REDUCTION REQUESTS:
For existing lots of record as of March 5, 2002;
You must meet one of the following:

❑ a) steep slopes, wetlands, or streams present;
❑ b) soils that restrict building or septic development;
❑ c) lot width at the front yard line of no more than 50 feet;
❑ d) lot size of no more than one-half acre;
e) existing improvements of buildings, septic systems, and well areas.
Explain how these circumstances preclude a reasonable development proposal from meeting the
setback standard for Rural Residential 2.5, 5, 10,or 20 zones.

Reasons for Variance
Existing structure failed during 2019 snowstorm and is being
replaced, "new structure is a pre-engineered metal A- frame
style carport structure placed on the ground—
Existing structure was found to be 21 .6" from road
easement.
I confirmed what the actual setback was supposed to be,
and found it was 25' from the road easement. ----
I am asking for a 10' variance or at the minimum a
variance 15' from the road easement so the new
structure can remain in the same location ---
There is an existing tree line along the road that will remain a
buffer. . .
Union River road from the main highway to my residence
has been maintained by myself and at my expense for 19
years, it will never be widened, no one would ever
collectively pay for it which is in the original papers. The
property on the other side of the road has been donated to
make the Irene Davis Union River Preserve — so it will never
change as well. Thus the road will remain a single wide
gravel road.
Secondly
I was then told the sideline set back was changed to 20', this
building was set at 5' from the sideline based on the side line
setback given to me in 2001 . . .

My drain field has a 5' set back from this side and a 10'
setback on the back line
i am asking for a 5' variance to keep this structure in the
same location without which there will be no room to
access it safely or without great expense in moving it to
a new location
Please note:
The new and corrected plot plan and the existing building
location.
The building has only a couple of corner points on the
proposed set backs due to the angle of the property, this
along with the existing access makes this garage placement
practical and adds no expense to the replacement..
