Graham Tash, Appellant, was not present at the hearing. Assessor Patti McLean was present. The Appellant stated on his petition that he is appealing the "unreasonable, unsubstantiated increase"on his property. He stated that he was informed that the change in value was a result of comparable sales; however, he said there have been no recent property sales in the Happy Hallow beach area. No documentary evidence was provided to support his estimate of value. The Assessor provided a sales grid with three comparable sales from 2020. The values, as adjusted, ranged from $697,939 to $1,103,873. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $191,885 and improvements at $536,160 for a total of $728,045 for the subject parcel.
