X COM2008-00010 2 of 6 4) A night club is defined in the Washington State Amendment to the International Building Code as follows: Includes a space that is used as an A-2 occupancy in which the aggregate area of concentrated use of unfixed chairs and standing space, specifically designated and primarily used for dancing or viewing performers and exceeds three hundred fifty square feet, excluding adjacent lobby areas. "Nightclub" does not include theaters with fixed seating, banquet halls or lodging halls. Section 903.2.1.6 specifies that an automatic sprinkler system shall be provided throughout every nightclub. An existing nightclub constructed prior to July 1, 2006 shall be provided with automatic sprinklers not later than December 1, 2009. Changes to the inside assembly area may cause the area to be defined as a nightclub and cause the structure to require an automatic sprinkler system./� X VJ 5) EXITS & EXIT ACCESS DOORS All doors shall be side hinged and swing in the direction of exit travel. All exit doors shall be illuminated at all times that the building is occupied and be equipped with approved accessible hardware that does not require tight grasping, tight pinching or twisting of the wrist to operate. ALL exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. All exit signs shall be internally or externally illuminated at all times and equipped with to ensure continued illumination for a duration of at least 90-minutes. X 6) Rooms and enclosed spaces shall have Class C interior wall and ceiling finishes or better. Class C finishes shall have a smoke developed index of 0-450 and a flame spread index of 76-450. Provide classification information during inspection. X cl�j_ 7) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at 1-800-64��82. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. X 8) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by the Mason County Building Department prior to any further inspections being performed or approvals granted. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. X `WJ__ 13) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation and Indoor Air Quality Code` (VIAQ), Building/Plumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction. 14) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Inspector shall be made prior to requesting additional inspections. 15) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-complia'%4v th Mason County ordinances and building regulations. X 16) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permitS)I'der have prevented action from being taken. Design standards allow developments to front on the street as long as they provide pedestrian-oriented facades—otherwise,developments must provide a landscaping buffer along the street front to enhance the character of the area. Design standards also encourage pedestrian and vehicular connectivity between properties. Building heights up three to five stories are permitted,with lower building heights west of SR 3.
