1) Approved per dimensions and setbacks on submitted site plan for existing commercial bldg. Setbacks are measured from the furthest projection of
the structure.

2) Parking shall be sufficient for 3 standard parking stalls (9 feet by 20 feet)and 1 handicap parking stalls (12.5 feet by 20 feet)with sufficient
maneuvering aisles. Handicap stalls shall be of a smooth surface at level or ramped to entry, located closest to the building entry, and shall be
signed with the International Symbol of Access. Screening from adjacent residential properties is required. X
3) Proposals to expand land uses or the footprint of the existing structures shall be reviewed by the Dept. of Community Development prior to work
starting on such development.

4) Signage proposed for this land use shall comply with the dimensional standards presented in Mason County Code M.C.0 17,03.200 to 17.03.203

7) This project is approved as an existing building. The occupancy classification has not changed, and no alterations are proposed.
No change shall be made in the use or occupancy of any building that would place the building in a different division group of occupancies, unless
the building is made to comply with the requirements of this code for such division or group of occupancy.

8) Storage racks greater than 59"and up to 8'0" in height shall be installed in accordance to manufacturer specifications for seismic attachment.
When seismic attachment is not provided by the manufacturer an engineered design and attachment details shall be required. Installation
specifications or engineer's design shall be available during inspections performed by the Mason County Building Department.
Storage racks greater than 8-ft in height shall require an engineer's design addressing seismic conditions and attachment. In addition, storage
racks 8-ft tall or more shall require special inspection performed by the design professional or an approved representative. The special inspection
report and engineered design shall be provided to the Mason County Building Department for approval prior to the final occupancy inspection.

9) FIRE MARSHAL COMMENTS
Minimum 2A10BC rated fire extinguishers shall be permanently installed, unobstructed, and located in a conspicuous location not more than
75-feet travel distance in approved locations mounted not more than 48-inches from the finished floor to the top of the extinguisher.
The structure is subject to inspection by the Mason County Fire Marshal. All corrections deemed necessary by the Fire Marshal, to assure the
minimum fire and life safety requirements as adopted by Mason County and Washington State may be required.

POST OCCUPANT LOAD
Every room or space that is an assembly occupancy, such as a restaurant, bar, or meeting room, shall have the occupant load of the room or
space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved
legible permanent design and shall be maintained by the owner or agent. (IBC1004.3)

10) All doors shall be side hinged and swing in the direction of exit travel. All exit doors shall be illuminated at all times that the building is occupied and
be equipped with approved accessible hardware that does not require tight grasping, tight pinching or twisting of the wrist to operate.
ALL exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. All exit signs shall be
internally or externally illuminated at all times and equipped with to ensure continued illumination for a duration of at least 90-minutes.

11) TENANT REVIEW- NO CHANGE
This project approved without changes to the existing structure that would normally require a building permit. The continued use will be the same,
a restaurant classified as an A-2 occupancy.

12) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance
Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be
obtained at 1-800-647-0982. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to
WA state law. X
13) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be
granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by the Mason County
Building Department prior to any further inspections being performed or approvals granted. X
14) Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title
14.28.

15) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation requirements),
Building/Plumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction.

16) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE
ADOPTED BUILDING CODE.
The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in
conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a
Mason County Building Inspector shall be made prior to requesting additional inspections.

17) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The
failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being
non-compliant with Mason County ordinances and building regulations.

18) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the
time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control
of the permit holder have prevented action from being taken. No more than one extension may be granted.

19) Recyclable materials & Solid Waste Storage: Space shall be provided for the storage of recycled materials and solid waste. The storage area
shall be designed to meet the needs of the occupancy, efficiency of pick-up, and shall be available to occupants and

To Whom It May Concern:
On December 15, 2004, Mason County adopted the Belfair Sign Ordinance which allowed 90 days from the date of
adoption to remove non-conforming A-frame signs or bring them into compliance. Also under this ordinance,all permanent
signs are grandfathered for a period of ten years, unless they are moved or changed. In the event that permanent signs are
moved or changed,they must meet the current regulations.
In conjunction with the requirements of that ordinance, Mason County Planning Staff conducted a site inspection of the
above referenced parcel on August 8,2005. On the date of inspection,it appeared that this business has two commercial A-
frame signs,which are placed on the side of State Highway 3 and are greater than I Y from the entrance of the business.
The Belfair Sign Ordinance Section 17.34.400 states, "Miscellaneous tenant signs including those hung from building
canopies(blade signs),temporary ground placed A-Board signs,and window signs are allowed provided they do not exceed
12 square feet and provided they are within 10' of the individual or multiple tenant building entrance." Under Section
17.34.400, the Ordinance also states that "prior to any enforcement action, the county shall attempt to notify the property
and/or business owner of the non-conformity". This letter shall serve as notice of the non-conformity.
The non-conforming A-frame signs must be removed or brought into conformance by September 12,2005. If you have any
