It is the responsibility of the applicant, owner or contractor to make the required corrections indicated on the plans. Once the plans are marked "APPROVED", they shall not be changed or altered without authorization from the Building Official. The permit holder is responsible to retain the complete approved set of plans on site for the duration of the project. Failure to comply and/or removal of approved documents will result in failure of required building inspections. * Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteners, connectors, and flashing. Install metal connectors approved for contact with the new types of pressure treated material. * The foundation/footing must be placed on undisturbed, firm-native soil. Proper frost depth shall be observed below grade in undisturbed soils. * Landings and stairs must meet the same setback conditions as any permitted structure; and, must be shown on your site plan. Please check your"Approved Site Plan" to ensure these structures are shown and meet the setback conditions listed. * The stamped approved site plan is required to be on-site for inspection purposes. If an inspection is requested and the approved site plan is not on site, approval will not be granted. SUBSTANTIAL IMPROVEMENT as defined in the 2018 International Building Code is any repair, reconstruction, rehabilitation, alteration, addition or other improvement of a building or structure, the cost of which equals or exceeds 50 percent of the market value of the structure BEFORE the improvement or repair is started. If the structure has sustained substantial damage, any repairs are considered substantial improvement regardless of the actual repair work performed. The term does not, however, include either: 1. For this definition "substantial improvement"is considered to occur when the first alteration of any wall, ceiling, floor, or other structural part of the building commences, whether that alteration affects the external dimensions of the structure. This term includes structures which have incurred "repetitive loss"or"substantial damage" regardless of the actual amount of repair work performed. The term does not, however, include either: (1)Any project for improvement of a structure to comply with existing state or local health, sanitary, or safety code specifications which have been identified by the local code enforcement official, and which was in existence prior to the damage event or improvement, and which are solely necessary to assure safe living conditions, or (2)Any alteration of a structure listed on the National Register of Historic Places or a State Inventory of Historic Places. All future work will be evaluated at the time and by scope and value. * Compliance is required for protection of utility systems. Flood proofing can be achieved using several measures including elevation, relocation, component protection, or other measures that provide partial protection. Different approaches can be used to improve flood damage resis-tance.This is key in areas of repetitive, low-level flooding. On August 28,2023,fifteen (15)helical piles were installed by R&R Foundation Specialists(R&R)to lift and stabilize the residence located at 18761 E St. Rt. 106. Piles were installed with a DIGGA 10k drive head to a maximum depth of 15ft.To the knowledge of L120,these piles were installed by R&R certified installers in accordance with the cited structural package and ESR-3750. Please refer to the attached drive log provided by R&R. With pile spacing at a maximum 8'-0"on-center,the minimum required vertical capacity as determined by L120 was allowable loadings of 12 kips per pile.These demand requirements are as determined and specified in L120's structural calculation package cited above. As required by the referenced structural package, proof testing was to be performed to 200 percent of the specified design load. It is L120's understanding that the installers utilized the dead weight of the existing structure to achieve the required reaction of a test pile. Pile capacities for helical piles have been calculated utilizing the torque correlation factors provided in ESR-3750.A torque/capacity chart detailing this calculation has been attached to this letter.
