The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law. X S 2) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be harged and collected by the Mason County Building Department prior to any further inspections being performed or approvals granted. X 3) Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28. k X 4) WIND LOADS - Roof coverings shall be designed and tested to withstand the maximum basic wind speed. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the manufacturer's installation instructions. X COM2012-00028 Page 2 of 5 7) In addition to the inspections required in IBC, Section 109, the owner, the engineer or architect of record acting as the owner's agent shall employ one or more special inspectors who shall provide inspections during construction on the types of work listed under Chapter 17 and as specified by the design professional. The special inspectors duties& responsibilities shall be as specified in Chapter 17. Special inspection reports shall be submitted to the Mason County Building Department, PO Box 186, Shelton WA 98584 and available for inspection. Inspection reports shall be completed and submitted to the dept. in a timely manner and shall be submitted prior to the framing and final ancy inspections. X Im 8) Any changes in construction shall be reviewed by engineer of record and submitted in writing to the Mason County Building Department prior to construction. All engineering documents are a part of the approved set of plans and must remain attached thereto. If engineering documents are removed, approval will not be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collec n the Mason County Building Department prior to any further inspections being performed or approvals granted. 9) Changes to approved building plans that affect compliance to the current Washington State Energy Code(WSEC), ventilationrequirements), Buildin�mbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction. X 10) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason C ty Building Inspector shall be made prior to requesting additional inspections. X 9 o v 11) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-cornt with Mason County ordinances and building regulations. X 12) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the pit holder have prevented action from being taken. No more than one extension may be granted. X 13) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteneconnectors, and flashing. Install metal connectors approved for contact with the new types of pressure treated material. X 14) Structures and proposed signs approved per dimensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of thecture. X 15) All conction debris shall be removed from the site and disposed of at proper Mason County sites. That is corrected, I also found on my excel lateral sheet a reference to an earlier IBC code, also corrected. The seismic module in RISA was not used for this model, I brought in the seismic force as a generic lateral force, a check of the member stresses after the run found the same results. The calculations for the IBC code item on wind is the same for the two codes. Box 279 Shelton, WA 8584 RE: Building Permit No: COM2012-00028 SUBJECT: Revision#1 to Permit Drawings Belfair Log Plaze As discussed in the letter from Rod Mager on June 22, 2012. several revisions are being made that reduces the scope of the project as follows: 1. Not alter the existing openings for windows and doors in front elevation, but replace the existing windows and doors within the existing openings. This deletes all structural work in 2, 3, and A/S1 as well as the tube col detail above the S1 title block. 2. Eliminate Signage recess from 'Chimney. No structural effect. 3. Eliminate Beams connecting columns—these beams were non-structural so no problem to delete. However, Rod's letter of June 22 indicated that the LVL truss reinforcements may also be deleted. Those need to remain at the gables. Enclosed is a revised Basis of Design of this date and SK1 and SK2 showing the changes needed for the above. Please call if there are any questions or concerns. Bartram PE March 26, 2012 Revised 7-16-12 in Bold This project is an alteration and renovation of an existing log structure building with the existing conditions based on limited existing drawings and a site check by your firm. The log structure walls are used as bearing walls and are 10 feet high. The roof is made up of common wood trusses spanning from the rear wall to the front wall. Your as builts indicate the trusses were designed for the stepping front wall location and the trusses cantilever to the front edge and have the member verticals at the locations shown in your sections. The foundation is a thickened edge monolithic slab with the front foundation being 24"x30". The original construction dates from 1982 so would have been constructed to either the 1979 or 1982 Uniform Building Code and Mason County had good Code Enforcement at that time. The probable roof truss design values were 10 PSF top chord and 10 PSF bottom chord dead load as well as a 25 PSF or high Roof Snow Load. Wind loads are comparable to the current code. Seismic forces, however are significantly higher with the current IBC09. The IBC09 does not require upgrades to existing structures for the current code loadings, however alterations to the building shall either a) meet the current code values or b) not increase the loading on existing elements above the pre-altered state. This alteration is performing 3 distinct elements structurally. First, the front wall is being opened up for storefronts from the existing door plus two punched windows Omitted . Second, installation of shed and gable roof elements are added. and Third, a chimney type structure is being added to one end. It has been decided to not alter the existing front wall, the additional load to perform the gables on the roof changes the building weight by only a few%, below the threshold for a seismic upgrade. The roof elements are adding about 5 PSF of dead load in the areas receiving the same. The framing utilized is loading the trusses in a similar manner to the existing. All point loads are being placed onto the truss panel points. Also the majority of these additions are basically over the front wall, with the framing designed to minimize truss loading. The roof alterations are within the loadings assumed for the design at the time of truss manufacture. The chimney structure has a number of cantilever logs projecting from the element. Assuming the cross log is 2 feet in front of the support and is a log with 1 SF of area, it would weight about 40 PLF. Each cantilever log would have 4 x 40 = 160 lb + 300 lb man load or 460 lb. The overturning moment is 460 x 2' = 920 'Ib. The support point for the back wall is 1' away so the rear reaction is 920 lb. The front reaction is 920 + 460 = 1,380 lb. This requires 6 LHOG09 screws at its 240 lb hear load with and across rain for 1 440 lb. The rear point requires 4 screws total. allowable s ( g ) p q The chimney structure is assumed to have 40 PSF stone or masonry product applied to it with a framing weight behind it of 10 PSF. On an elements and component basis in ASCE 7 for the specific site the lateral seismic force is 0.41 W. With the 16 foot width and assuming lateral load elements at the end only that would be (8'+1.5') x (50 + 10) X .41 or 234 PLF on the end member. Above the roof assume this is doubled. The seismic force is about 2x the wind so only seismic considered. The main end posts are anchored at the roof and base slab. The reaction at the roof level is 5,627 lb and at grade of 2,110 lb. At the base (2) 3/4"anchor bolts are sufficient. At the roof use a pair of HDU5 with an allowable of 5,645 lb. Provide (2) additional hold downs nearer the ridge of the same type to ensure good connection. The FEM analysis of the frames assumed no uplift forces at the two reaction points, this puts all anchors in a shear only consideration. As such, all of the work identified in the field does not require special inspections as outlined in Chapter 17, provided that the frames and framing are able to be inspected by the building department prior to being concealed. If that is not the case, special inspection of the frames may be needed to confirm the work has been performed in accordance with the drawings. It is recommended that our office inspect the initial frame installation to ensure the conditions envisioned are addressed. Please contact our office if there are any questions or concerns.
