A tract of land situated in the Northeast quarter of the Southeast
quarter of Section 29 , Township 23 North , Range 1 West , W. M .
particularly described as follows :
Commencing at an iron post on the Southeasterly right of way line of
the Navy Yard Highway ( Primary State Highway No . 21 ) which is North 88
degrees 03 minutes East 38 . 55 feet from an iron post in said Highway
which marks the South west corner of said Northeast quarter of
Southeast quarter : thence continue North 88 degrees 03 minutes East ,
along the South line of said Northeast quarter of Southeast quarter,
365 feet to the Southeast corner of a tract heretofore conveyed to Sam
B . Theler and Mary E . Theler , husband and wife , by deed recorded
December 20, 1939, in Volume ?2 of deeds , page 498 , under Auditor 's
File No . 96303: thence North 39 degrees West , along the Easterly line
of said Theler tract , ?? .? feet to the point of beginning of the tract
of land hereby described : thence North 59 degrees 00 minutes 30
seconds East 240 feet : thence North 34 degrees 02 minutes 30 seconds
West 251 . 9 feet more of less to the Southeasterly right of way line of
said Navy Yard Highway ( Primary State Highway No 21 . ) : thence
Southwesterly , along the Southerly right of way line of said Navy Yard
Highway ( Primary State Highway No 21) , 260 . 10 feet , more or less , to
the Northeasterly corner of said Sam B . Theler tract : thence South 39
degrees East , along the Easterly line of said Theler tract , 209 . 60
feet , more or less , to the point of beginning .
Subject neighborhood
The subject property is located within the commercial strip of the
unincorporated community of Belfair . The commercial development
encompasses both retail and professional office uses and parallels
State Highway 3 for approximately 1 3/4 miles from about 1/4 mile
north of the Old Belfair Highway to State Highway 106 on the South .
The northerly 1 /2 mile of this strip is the original commercial center
of the area with the southerly portion currently in active transition
from older residential development to a mix of commercial uses
including several residence to office conversions .
