The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permi holder have prevented action from being taken. No more than one extension may be granted. X 13) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteners,ponnectors, and flashing. Install metal connectors approved for contact with the new types of pressure treated material. X 14) All construction and demolition debris must be removed from the work area after project completion. Proper disposal of construction debris must be on land in such a manner that debris cannot enter or cause water quality degradation of State waters. X 15) Prior to final approval, all upland areas disturbed or newly created by construction activities shall be seeded,vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X 16) Application acknowledges that the structure is only permitted for a use consistent with the current zoning of the parcel. Zoning is Belfair UGA Mixed Use zone. X 18) Parking shall be sufficient for 7 standard parking stalls (9 feet by 20 feet) and 1 handicap parking stalls (12.5 feet by 20 feet)with sufficient maneuvering aisles. Handicap stalls shall be of a smooth surface at level or ramped to entry, located closest to the building entry, and shall be signed with the International Symbol of Access. Screening from adjacent residential properties is required. X�/� COM2012-00133 Page 4 of 7 49) This project is approved for compliance to the 2009 Washington State Energy Code as follows: ENVELOPE: A part of the existing building is currently heated, the existing 26-ft x 28-ft service bay area and and 12-ft x 20-ft storage areas are currently unheated. Any unconditioned area that becomes fully heated or semi-heated shall be brought into full compliance in accordance with the 2009 Washington State Energy Code as follows: Ceiling: Min. R-38 Walls : Gouted masonry wall min. R5.7 continuous insulation, framed wall min. R-21 Slab: Min R-10 around the perimeter, Doors: Max. U-factor 0.600 Windows: U-.40 or less. Existing heated spaces shall be insulated when cavities are exposed during construction as follows (reference WSEC 1132): Walls: full depth of cavity min. R-15 in existing 2x4 cavities and R-21 in existing 2x6 cavities. New windows/Glazing: U-factor .40 or less New doors: U-.60 or less Roof: Full depth insulation, maintain 1-inch ventilation space Slab: R-0 LIGHTING: Total interior lighting shall not exceed 1716 watts. A completed Non-Residential Lighting Allowance calculation form that identifies proposed lighting shall be submitted to the Mason County Building Department along with a plan showing the location of proposed fixtures and lighting controls that comply with WSEC Section 1513. Wattage shall be calculated using the lamp and ballast, or for incandescent fixtures, using the maximum labeled wattage allowed. The required form and plan shall be submitted to the Mason County Building Department for review and approval prior to the framing inspection. Automatic daylight sensing controls shall be provided and capable of reducing light out put, control luminaires only within the daylighted area, and time delay circuits in accordance with 1513.3. Controls shall be equipped with separate automatic controls to shut off the lighting in all spaces during unoccupied hours. Occupancy sensors shall be capable of automatically turning off all lights in an area, no more than 30-minutes after the area is vacated, or as specified in accordance with WSEC 1513.6. Unless determined otherwise, exterior lighting shall not exceed 568 watts. A completed lighting summary shall be required in order to verify that the wattage complies with Chapter 15. All exterior lighting shall be provided with automatic controls capable of turning off exterior lighting when sufficient daylight is available or when lighting is not required during night time hours. Lighting not designated for dusk-to-dawn operation shall be controlled by either: a)A combination photo-sensor and a time switch; or b)An astronomical time switch. MECHANICAL SYSTEM: Modifications to the existing heating system shall comply with WSEC Chapter 14, including installation of an economizer installed in accordance with Section 1413. Heat pumps shall have a minimum efficiency of 13.0 SEER or better. New heat ducts installed outside of the conditioned area shall be insulated and sealed as required. COM2012-00133 Page 5 of 7 i Duct work shall be sealed and insulated in accordance with WSEC 1414. Ducts shall be tested in accordance with 1414.1.2 and 1414.1.3. All HVAC systems, equipment and controls as well as lighting controls shall be tested to ensure that control devices, components, equipment and systems are calibrated, adjusted and operate in accordance with the sequences of operation prescribed in the construction documents. Provide verification of resting and results during final inspection of this project. X This permit becomes null and void if work or construction authorized is not commenced within 180 days, or if construction or work is suspended for a period of 180 days at any time after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied. Proof of continuation of work is by means of a progress inspection.The owner or the agent on the owners behalf, represents that the information provided is accurate and grants employees of Mason County access to the above described property and structure for review and inspection.
