Walked northwest, west, and east portions of 1.13 acre property; observed small building and espresso stand business within the 100 feet of property next to State Route 3 (area cleared for driving and parking areas) ; a Type III Stream and associated wetland are located in center and east portion of the property (areas of ponded water and stream flow on this date) ; proposed development would need to meet setbacks from stream and wetland (50 feet vegetation buffer and 65 feet development setback from edge of wetland and stream) ; existing cleared area can be maintained - new proposal would need to minimize impacts to wetland and stream vegetation; identifying the boundaries of the wetland and stream would aid in defining areas where new development could take place.
