It is the policy of Mason County to allow the construction of engineered retaining walls 6 feet in _height or less and non-engineered retaining walls 2 feet in height or less to be located within the front,, side, and rear yard setbacks without needing a Development Regulations Variance, Administrative Variance,or Shoreline Variance(Building Permits,Mason Environmental Permits,and other permits and studies such as Geotechnical Reports may be required). For this exemption to apply,a`stepped' or `tiered' retaining wall shall not bear onto adjacent retaining)ATIls and be located at least as far apart as the adjacent wall is high. Bulkheads, at any height, for shoreline protection do not need to meet side yard setbacks. This policy does not allow retaining walls to be constructed within utility and access easements without written authorization from all parties with an interest in the easement. Platted easements must be eliminated via an Easement Removal, which undergoes Planning Department review.
