This.letter is in response to your Initial Review Questionnaire(IRQ)dated October 15,
2003 and a subsequent telephone conversation. Your request is to change the use of two
residences on parcel 22009-21-00030 from single family residence use to local
community center use with administrative office. The zoning for this parcel is Rural
Residential 5 (RR5). This proposed local community center use is listed in the Mason
County Development Regulations as a allowed land use in the RR5 zone.
This property has a saltwater shoreline and one or two streams that flow through it.
Findings of a shoreline pre-inspection would be important current information to consider
in the proposed use of this property; the setbacks,buffers and guidance on further site
improvements can be determined by a site visit by the area shoreline planner. Grace
Miller is the Department of Community Development planner who covers this area of the
county and Pickering Road.
Improvements made on these structures and other features of the property(for example,
parking areas) are considered development with a cost that could require a public review
of a shoreline permit, in accordance with the Mason County Shoreline Master Program
standards. A valuable first step for such information is having a Pre-Submission
Conference with representatives of the Planning,Building(including Fire Marshal),
Health, and Public Works departments to discuss how county regulations will affect your
proposed project and the change the use of existing buildings. This Conference is set up
