The change in shape would aid in permitting development with similar shaped adjacent lots. The first subject property<revised parcel 2>[PN 12321-21-00000 decreasing from 40 ac.to 5 ac.size]has easement access from Newkirk Road to the south. The proposed BLA would provide an smaller 5.0 acres of land connected at the north side of the 10 acres adjacent to this parcel. The second property<revised parcel 1> [PN 12321-24-00030 increasing from 5.0 ac.to 40 ac.size] has an easement access from Newkirk Road to the south. The proposed BLA would provide an additional 5.0 acres of land connected at the southwest corner of the remaining 35 acres north of this parcel. Under the proposed BLA,proposed development on the these lots will need to meet: a)a sideyard setback of not less than 5 feet from each side property line or similar standards of the Belfair Urban Growth Area; b)a setback from the county road(front yard setback)of 25 feet;and c)proposed development must have adequate water supply and sewage treatment available,both meeting the proper setbacks without seeking a variance of standards. Specific standards on the resulting lots will be determined once development is proposed.
