Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, &Avl� Allan Borden Land Use Planner Mason County Planning Department 6/5/2008 1 of 3 SP12006-00210 Site Inspection 6/5/2008 Case No.: SP12006-00210 Comments: Pre-inspection for William & Cameon Geyer on Sept. 14, 2006: The purpose of the pre-inspection was to evaluate issues related to the construction of a new garage next to an existing residence on a 1.38 acre parcel near State Route 3 and the railroad in the Belfair Urban Growth Area. The parcel is about 300 feet deep and 200 feet wide; has slopes of 10 to 25 percent, and is still well vegetated especially along the slope. The residence and driveway access from the south are present. The site is in the Residential 3 (now Residential 4) zone in the Belfair Urban Growth Area. Standard building setbacks for this zone are a 15 foot front yard setback, and 10 foot (for residence) or 5 foot (accessory buildings) side and rear yard setbacks. These setbacks are measured from structures or projections above grade, such as roof overhangs or gutters, balconies, stairs, decks, fuel tanks, storage building, or heat pumps. Resource Ordinance - Streams or Wetlands: Stream critical areas (recognized by state, county, or tribal agencies) were not observed during the inspection; the drainage feature to the south is a seasonal flow resulting from seepage and road runoff from areas more than 250 feet from the potential building site. The development setbacks from these features would not apply to a proposed improvement on the subject parcel. The seasonal runoff associated with the slopes and seepage located off-site can be addressed as a complete development proposal is presented. Slope or Landslide hazards: With slopes up to 25 percent adjacent to or within 300 feet of a proposed project, a Geotechnical Assessment would be needed to address slope stability and the other requirements of the enclosed landslide hazard chapter 17.01.100 section E. 4. as required by the Mason County Resource Ordinance. The report must state that the hazards of the landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact. The applicant shall have a qualified geologist or engineer visit the subject parcel and prepare a site analysis and geologic assessment specific to proposed site development, based upon all of the ordinance criteria, addressing clearing, grading in the area of the driveway, building construction, and stormwater control.
