you will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands
must be included in your specific proposal; these setbacks are included as part of the comments
listed below.
This information is based on County and State regulations as they exist to date. These

Comments: Inspection for Rick Krueger May 19, 2009
Visited site and met with applicant to determine development
setbacks from wetlands and steams on site. The property is
within the Urban Growth Area of the town of Belfair. The property
was an old 2.68 acre portion of a family farm, used currently that
is vacant. There is a stream that runs close to the western edge
of the property that has been classified as type F water by the
DNR. The Mason County Resource Ordinance, Fish and Wildlife
Habitat Conservation Area building setback / buffer on type F
streams is 165 feet. This setback / buffer is made up of a 150
foot vegetated buffer with an additional 15 foot building setback
from the buffer. There is a small tributary to this typed stream
near the SW corner of the property. This stream does not show
up on DNR stream typing maps, however if there are no fish
barriers to this tributary it should be assumed that it also is a type
F stream, capable of being used as rearing habitat. Multiple
measurements were taken from these two streams and a 165 foot
buffer/ setback was established with wooden stakes. Part of the
lower portion of the property near the stream has historically been
used for pasture. Areas of this old pasture area contains wetland
associated plants, such as douglas spirea, and sedges, but it
appears to be dominated by non-native grasses and other
invasive species. The wetland should be delineated, so the
classification may be determined and management standards
followed. Much of this area lies within the 165 foot stream buffer,
and would not be able to be developed without going through a
Resource Ordinance variance process.
