Dear Dennis Hanberg,
I had a meeting with Planning Manger Bob Fink and Department of Community
Development Director Ron Henrickson early this week to discuss the Ironhorse Crossing
proposal. A couple of concerns came at that meeting that I will summarize.
We discussed the situation with the utility and drainage easements and the reason that YGL4
would like to avoid them. We cant change the regulation overnight but we are
researching whether or not setbacks from such easements are really necessary. Other than
that the only other option is to take it up with the Planning Commission as described in
16.40.010. Of course, if this change were to be granted, you would need to demonstrate
how you were going to handle drainage and utilities.
Early on I mentioned to you that a boundary line adjustment would be required because
yourite g^.^us a4wo-kAs, and I assume that the portions are not desired to be.tracts of
this plat. You responded that you wanted to hold off on the BLA. That will need to be
taken care of prior to final plat approval.
We also noticed and were concerned that some of the lots in the southwestern part of the
plat-do not conform to the width to length ratio required by 16.28.170.a.
Director Henrickson expressed an interested in creating a walkway from Ridgetop
Crossing to Belfair Station which would serve as a direct access to the tot lot and sports
court on Tract E.
I am enclosing some attachments for you. Please find a copy of an inter-departmental
communication from Mason County Hydraulic Engineer Alan Tahja concerning the
submitted Stormwater Site Plan. It would probably be most expedient of your engineer
contacts Mr. Tahja directly at extension 461.
As of yesterday, Pam Denton of Environmental Health had not completed her review of
your project, so we will have to wait and see if any significant issued are raised in her .
arena.

In addition to the enclosed copies of correspondence received from the Dept of Fish &
Wildlife and the Dept of Ecology in response to the SEPA review, I am sending to the
reformatted SEPA conditions for this permit. Please sign and return to my office.
