We understand the parcel will be developed by constructing a single-family residence. At the proposed building location, the slope ranges from 10 to 12 percent. The steepest slope measured onsite is approximately 60 percent on the southern edge of the property along Panorama Drive. The Mason County Resource Ordinance Geologically Hazardous Areas(12-27-2006)contains the following: 17.01.100 Landslide Hazard Areas E. Special Reports 1. Applicability Category d. Development proposed within 300 feet of areas with slopes between 1 S percent(8.5 degrees)and 40 percent (21.8 degrees) will require a Geological Assessment, and may further require a Geotechnical Report upon analysis of the following factors by the Director: (1)Lot size and use; (2) Overall height of slope and maximum any planned cut or fill (requires a grading plan from the applicant); (3)Soil types and history of sliding in the vicinity(from the Geological Assessment); (4) Groundwater conditions, including depth to water and quantity of surface seepage (from the Geological Assessment); (S) Approximate depth to hard or dense competent soil, e.g. glacial till or outwash sand (from the Geological Assessment); (6) Impervious surfaces and drainage schemes (requires development/grading plan from the applicant); (7) Wastewater treatment(requires on-site sewage disposal system approval from Mason County Department of Health); (8) Potential off-site impacts, including adjacent properties, roadways, etc. (requires environmental statement from the applicant, dependant on scope of project). The proposed building location will be over 60 feet from the oversteepened slope created when Panorama Drive was constructed. The parcel is located in an area of moderate residential development; see the Vicinity Map(Figure 1)following this report. The site is currently bounded by Panorama Drive to the south, and undeveloped residential parcels to the north, west and east. See Figure 2 Site Plan. Access will occur from a proposed driveway from the southern portion of the site. Slope angles on this site range from 10 to 12 percent at the proposed building location. The lot has been cleared of most of the vegetation. The neighboring parcels are mostly vegetated with holly, sword ferns, bracken ferns, blackberry, ivy, Oregon grape, rhododendron as well as hemlock, maple, alder,and fir trees. Surface water was observed onsite in the northwestern corner of the site. No slope instability was observed at or around the proposed building location. Surrounding trees are straight and vertical. 14 oytlf aq. rn`CO3 4, -' i GEOLOGIC CONDITIONS The site is generally situated within the Puget Sound glacial upland. Multiple glacial advances deposited the onsite material. The near surface material was deposited during the most recent Vashon stade(stage)of the Fraser glaciation that occurred between about 9,000 and 11,000 years ago. Weathering and erosion has occurred since. In general, the soils are composed of gravelly sand with silt underlain by well cemented glacial till material (gravelly sand). Published descriptions of the onsite soils are included on the following pages of this report. Resources by Rogers and Walsh detailing faults in the Puget Sound were reviewed. No known faults are mapped near the subject site. The following geologic excerpts are for the educational purposes of the client and not necessarily for the review staff at Mason County. The Geologic Map of Washington — Southwest Quadrant (1987) has mapped the site geology as deposits of continental glaciers(Qgt). The report reads: Till— Unsorted, unstratified, highly compacted mixture of clay, silt, sand, gravel, and boulders deposited directly by glacial ice; locally contains outwash sand and gravel both within and overlying till. Consists of part of the Vashon Drift. The Geologic Map of the Shelton 1:100,000 Quadrangle, Washington, by Logan (2003) describes the site as late Wisconsinan(Pleistocene)glacial deposits. The glacial till(Qgt) is described as: #07-0535 10011 Blomberg Street SW,Olympia,WA 98512 6 Phone#: (360)754-4612 Fax#: (360) 754-4848 %AOTECHNICAL TESTING LABORATORY Till,late Wisconsinan (Pleistocene)—Unsorted, unstratified, highly compacted mixture of clay, silt, sand, gravel, and boulders deposited by glacial ice of the Puget lobe;gray; may contain interbedded stratified sand, silt, and gravel;sand-size fraction is very angular and contains abundant polycrystalline quartz, which distinguishes this unit from alpine till; cobbles and boulders are commonly striated and(or)faceted; although unweathered almost everywhere, may contain cobbles or small boulders of deeply weathered granitic rock. Geologic Map of the Shelton 7.5-minute Quadrangle, Mason and Thurston Counties, Washington by Henry W. Schasse, Robert L. Logan, Michael Polenz, and Timothy J. Walsh(2003)has mapped the site geology as deposits of continental glaciers(Qgt). The report reads: Vashon till—Unsorted and generally highly compacted mixture of clay, silt, sand, and gravel deposited directly by glacier ice; gray where fresh and light yellowish brown where oxidized; generally of very low permeability; most commonly matrix-supported but may be clast- supported; matrix generally feels more gritty than outwash sands when rubbed between fingers, due to being more angular than water-worked sediments; cobbles and boulders commonly faceted and(or) striated; ranges in thickness from wispy, discontinuous layers less than I in. to more than 30 ft thick; thicknesses of 2 to ]Oft are most common; mapped till commonly includes outwash clay, silt, sand, gravel, or ablation till that is too thin to substantially mask the underlying, rolling till plain; erratic boulders are commonly associated with till plains but may also occur as lag deposits where the underlying deposits have been modified by meltwater; typically, weakly developed modern soil has formed on the cap of loose gravel, but the underlying till is unweathered; local textural features in thick till exposed along Hammersley Inlet in the adjacent Squaxin Island quadrangle (Logan and others, 2003a) include flow banding and apophyses commonly extending 10 to 15 ft downward into underlying sand and gravel and that are oriented transverse to ice flow direction. The Soil Survey of Mason County, Washington, USDA Soil Conservation Service(1960)has mapped the site soils as a Shelton gravelly sandy loam, 5 to 15 percent slopes (Sf). The survey describes the Shelton gravelly sandy loam(Sf)as follows: This very extensive soil occupies undulating to rolling glacial moraines. The organic surface layer is I to 2 inches thick. The upper surface soil is friable, weakly granular, brown gravelly sandy loam, 3 or 4 inches thick. It is medium acid. At a depth of about 4 inches, the material is strong-brown to nearly reddish yellow gravelly sandy loam. This contains less organic matter and more shot than the surface layer and has a very weak, granular structure, or it is single grained. When the soil is cultivated, this layer and the surface layer can no longer be distinguished. From depths of 12 to 14 inches, and down to 25 inches, the subsoil is a reddish yellow very gravelly, sandy loam. This material is very friable and is massive to single grained. It is faintly compacted. Gravel in this layer and in the layer above is moderately coated with fine, reddish- brown material. Between the subsoil and the indurated till below is a 5- to 7-inch transitional layer that contains less clay than the layer above, is slightly compacted, and often has the color of light gray or yellow. At depths that normally vary from 30 to 36 inches, the soil rests abruptly upon an indurated, gravelly till, the upper 6 to 16 inches of which is very compact. #07-0535 10011 Blomberg Street SW,Olympia, WA 98512 7 Phone#: (360)754-4612 Fax#: (360) 754-4848 %AOTEcH SAL TESTING LABORATORY The till often has a weak, platy structure and is colored reddish, light yellowish brown, and yellowish brown. This upper part fractures to irregular fragments of angular and rounded gravel, which are cemented together. Below this and to depths of many feet, the till is cemented, light brownish-gray to grayish-brown gravelly sandy loam that is streaked with yellow and reddish brown. This till is a mixture of acid and basic igneous material, which distinguishes it from the predominantly acid igneous rocks of the typical Vashon, or continental, till. The cemented substratum slightly restricts the downward movement of moisture, but not enough to hold moisture through long dry spells. GROUNDWATER CONDITIONS Groundwater seepage was observed in the northwestern corner of the site. The seepage observed is at the grading cut. Wetland vegetation All 11 was not observed at the proposed building location or throughout the site. Research of the local wells indicates that depth to static ," f✓'F , groundwater range from 4 feet to 181 feet below ground surface. No upland water bodies or wetland features were observed during the site reconnaissance or through the inspection of aerial photographs and topographic maps. #07-0535 10011 Blomberg Street SW,Olympia, WA 98512 8 Phone#: (360)754-4612 Fax#: (360)754-4848 G1160TECHNICAL TESTING LABORATORY DEPTH TO COMPETENT SOIL The building location is underlain by Vashon glacial till material. This very competent material was observed at approximately 14 inches below the existing ground surface. PAST SLOPE INSTABILITY Surrounding the subject site, trees were observed to be straight and vertical. No indication of past instability was discerned at the proposed building location. Active slumping and sliding was observed along the eastern coastal bluff. At the building location,the slope is between 10 and 12 percent,and no signs of instability were observed. HISTORY OF LANDSLIDE ACTIVITY No slumping and sliding was observed in the vicinity of the site or on the site. At the proposed building location, the slope is vegetated with grasses and invasive plants, and there is no indication of previous landsliding. Again, trees neighboring the site are straight and vertical. Review of available fault maps (Map Showing Known or Suspected Faults with Quaternary Displacement in the Pacific Northwest, and Active Faulting Investigation on the Canyon River Fault, Southern Olympic Range, Washington)revealed no known faults near the site. The Coastal Zone Atlas, Volume 9, Mason County(MA-23)maps the site as Quaternary glacial till deposits(Qgt). The material consists of undifferentiated glacial and nonglacial deposits. For this site, the slope stability is described as"Intermediate". POTENTIAL FOR LANDSLIDE ACTIVITY Even though slopes approach 12 percent at the proposed building location, the potential for landslide activity is very slight. The onsite and offsite slopes are not a concern for potential landslide activity. The surrounding area includes moderate slopes that are well vegetated. The Liquefaction Susceptibility Map of Mason County, Washington by Palmer, Magsino, Poelstra, Bilderback, Folger,and Niggemann(September 2004)maps the site area as having a very low liquefaction potential. The Site Class Map of Mason County, Washington by Palmer, Magsino, Bilderback, Poelstra, Folger, and Niggemann(September 2004)maps the site area as site class C. Site class C is a very stiff soil or soft rock. RECOMMENDATIONS There is no evidence of soil erosion or deposition onsite to suggest that the site should be included in the Erosion Hazard Area designation. No landslide hazard areas were observed within 300 feet of the site. Proposed activities and site conditions for the development do not warrant a more comprehensive Geotechnical Report. We recommend no further action is needed unless areas of concern are unearthed during construction or damage ensues from removing vegetation. To minimize erosion and sedimentation, we recommend that vegetation remain or be cultivated in areas outside the building location. If there are any changes in the loads, grades, locations, configurations or types of facilities to be constructed, the conclusions and recommendations presented in this report may not be fully applicable. #07-0535 1001 1 Blomberg Street SW,Olympia, WA 98512 9 Phone#: (360)754-4612 Fax#: (360) 754-4848 If such changes are made,we should be given the opportunity to review our recommendations and provide written modifications or verifications,as appropriate. Changes to the Mason County procedure may require our firm to revisit the subject site prior to development, if six months has elapsed,to ensure the conditions are in agreement with our original report. REPORT LIMITATIONS AND GUIDELINES FOR USE We have prepared this report for the exclusive use of Paul Brons and his authorized agents for the proposed residence in Mason County, Washington. Site inspections, research, and mapping have culminated in this report. This report is intended to meet the requirements of the Mason County Critical Areas Ordinance. This report does not specify setbacks for: line-of-sight setbacks, FWHCA setbacks, eagle tree setbacks, wetland setbacks, or property line setbacks. Within the limitations of scope, schedule and budget, our services have been executed in accordance with generally accepted practices in the field of geotechnical engineering in this area at the time this report was prepared. No warranty or other conditions,expressed or implied, should be understood. CONTRACTORS ARE RESPONSIBLE FOR SITE SAFETY ON THEIR OWN CONSTRUCTION PROJECTS Our geotechnical recommendations are not intended to direct the contractor's procedures, methods, schedule or management of the work site. The contractor is solely responsible for job site safety and for managing construction operations to minimize risks to onsite personnel and to adjacent properties. READ THESE PROVISIONS CLOSELY Some clients, design professionals, and contractors may not recognize that the geoscience practices(geotechnical engineering or geology) are far less exact than other engineering and natural science disciplines. This lack of understanding can create unrealistic expectations that could lead to disappointments, claims and disputes. Geotechnical Testing Laboratory includes these explanatory "limitations" provisions in our reports to help reduce such risks. Please confer with Geotechnical Testing Laboratory if you are unclear how these "Report Limitations and Guidelines for Use"apply to your project or site. GEOTECHNICAL,GEOLOGIC,AND ENVIRONMENTAL REPORTS SHOULD NOT BE INTERCHANGED The equipment, techniques and personnel used to perform an environmental study differ significantly from those used to perform a geotechnical or geologic study and vice versa. For that reason, geotechnical engineering or geologic reporting does not usually relate any environmental findings, conclusions or recommendations; e.g., about the likelihood of encountering underground storage tanks or regulated contaminants.
