Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from steep slopes, streams, wetlands and waterbodies must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Land Use Planner Department of Community Development Comments: Site inspection on 4/13/2000 by Planning staff, Shandra O'Haleck was to determine setbacks from seasonal drainage that transects this site. Although there had been many days of dry weather this creek was flowing well. The flow appears to originate in an upslope wetland. Due to these factors this creek is considered to be a Type V. Mason County's Fish and Wildlife Habitat Conservation Areas Ordinance requires a 65 foot structure setback from 1 of 2 RLC2000-00018 this creek. 50 feet of this setback shall remain in a vegetated buffer. The buffer, at this time, has been mowed and possibly used as pasture. Although, optimally, replanting with native vegetaion to protect the creek is desired, the buffer is grandfathered to remain as is if the owner chooses. A wet area on the NW portion of this property appears to have been created by road and culvert impacts and is not considered a critical area. Slight slope on property is not considered a problem.
