Dear Ms. Blackwell:
This response letter concerns your Non-Residential Development Initial Review
Questionnaire submitted to the Mason County Permit Assistance Center on June 10,
2008. The typical response is to state whether a proposed land use is allowed in the
area of the property of interest. Your property, parcel number 12317-42-90020, is
11.29 acres in size and situated in the Rural Residential 5 zone on Redfish Lane along
Old Belfair Highway.
Your request of land use, an animal/agricultural feed supply business, is not allowed1n
the Rural Area as a primary land use in the Rural Residential area. It would be difficult
to conduct business and remain as a secondary use to the single-family residential land
use. This land use could be evaluated as a cottage industry when a residence is located
on the property, and may be permitted through.a Special Use Permit review process.
A building permit is needed for the structure out of which your business would be
operated if that structure is not part of your residence. Parking, outside display of
materials and equipment, and the location of nearby slopes and streams would need to
be addressed in a permit review. An immediate response to this inquiry is that a feed
supply store that is just 1.5 miles away in the Belfair Urban Growth Area has existed at
461 Old Belfair Highway for the last 5 years. If you established your business as just a
supplier to other private and commercial outlets with no"store"sales, it would be
difficult to address possible impacts to people and to traffic that you would create once
you start your "appointment only"enterprise.
