X eL- 11 2) The applicant is encouraged to minimize further clearing of property. All upland areas disturbed or newly created by onstruction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X 3) Proposed structure or any portion thereof greater than 30" in height from grade line, must maintain a minimum of 5' setback from all property lines, easements and 10' from all County and State Road right of ways. X 4) The use, handling and storage of hazardous materials or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of the Mason County Fire Marshal. X <� 5) Owner/builder assumes all responsibility if drainfield/reserve area is encumbered. X 6) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. X 4 7) PURSUANT TO 1997 UNIFORM BUILDING CODE, ALL SITES MUST HAVE APPROVED NUMBERS OR ADDRESSES PROVIDED IN SUCH A POSITION AS TO BE PLAINLY VISIBLE AND LEGIBLE FROM THE STREET OR ROAD FRONTING THE PROPERTY. MASON COUNTY BUILDING DEPARTMENT REQUIRES THAT THIS BE COMPLETED PRIOR TO CALLING FOR ANY SITE INSPECTIONS. All engineering documents are a part of the approved set of plans and must remain attached thereto. If engineering documents are removed, approval will not be granted. X &tf � 15) Fuel piping shall be inspected after the installation of gas piping is complete, and before the attachment of fixtures, appliances, or shut-off valves. At the time of inspection the test pressure shall be no less than 10 psi held for no less than 15 minutes. Appliances attached to the piping shall not be used until the final inspection has been approved by the building inspector. 16) All property lines shall be clearly identified at the time of foundation inspection. X This permit becomes null and void if work or construction authorized is not commenced within 180 days, or if construction or work is suspended for a period of 180 days at any time after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied. However, the re-submitted page 4 does not contain the engineer's notes as did the original page 4 . 4, The roof diagram submitted indicated where point loads will be applied. Most of these loads occur over walls with adequate bearing directly below, however, several occur over beams that have not been calculated to show that they can support the additional loads applied. In particular, the beam over the garage has been calculated without any regard to the roof loads to be applied. (See also, note #8) Enclosed is a copy of the portion of the submitted plans showing where the bearing points are located, as well as a copy of the plan legend describing these "bearing points" . 5, The information regarding the joist type and grade provided in the correction list is satisfactory. However no plan revision was submitted indicating the change to the foundation plan. The foundation plan provided (copy enclosed) still indicates 112x10 manufactured joists" , and the note referenced in note #3 regarding page 4 also applies here. 6, The roof framing plan may have been checked and revised, however, this comment applied to the wall framing below, whereas it has been noted that a 2 ply 1 3/4" x 11 7/8" LVL header has been added to the revised plan page 4 . As with comments #3 & #5, the re-submitted page 4 does not reflect the original engineer's notes . 7, The original calculations and the re-submitted calculations do not address all of the instances of joist and beam loading situations. The foundation plan indicates that the floor beam below the master bathroom area is to be a 4x8 spanning 716" (no grade is shown on plan, however engineer's calculations reference a DF#2 4x8 for a different location, therefore I will assume a DF#2) . With 420 Pounds per lineal foot applied to the beam with a 716" span, in addition to the wall and roof loads applied from above, the beam is overspanned. Both the original and the re-submitted engineering documents also suggest that 2x10 joists are "good for" an 18 ' span, which with a 20 psf (pound per square foot) dead load and a 40 psf live load, would be grossly overspanned. However the submitted foundation plans indicates that the maximum span will be only 81 , therefore, the joists noted are sufficient . 8, Page IIa indicates a new load figure of 720 plf (pounds per lineal foot) for the GLB beam (though no calculations are given) , however, as previously stated, a 5 1/8" x 15" GLB is only rated at 519 plf . At 720 pounds applied, it is still grossly overspanned. Add to the beam the applied point loads as indicated on the roof framing diagram (copy enclosed) and failure, if not imminent, would at least be likely. This beam must be sized according to accurate calculations using all applied loads . 9, The re-submitted wall section detail A-A on the engineer's sheet 2 still does not accurately depict the section referenced by the A-A symbol . However, the applicant changed the reference to a wall section where it would accurately depict the section, and if the engineer were to approve this modification to the stamped plan sheet, it would be satisfactory. 10, If LPI joists are used upstairs (as the re-submittal indicates) then 2 layers of 5/8" type X GWB are required to satisfy the separation requirements for the "garage side" as required by UBC section 302 .4, exception #3 . See UBC Table 7-C, #21, as well as the Mason County Occupancy Separation Policy #P98-0004, a copy of which is enclosed for your convenience. 11, Plan sheet 2 does not indicate the required landing, nor do concrete steps constitute a landing. Section 1003 . 3 . 1 requires that all doors must have a landing at least 36" . The applicant has noted on the plans a landing at this location that will be satisfactory. Please make the required corrections and clarifications and submit two sets of the plans showing the revisions. I have found that additional information will be needed before the building plans will be reviewed for structural compliance. A description of the information needed is listed below. ► It is unclear whether a deck will be constructed at the exit doors. If decks will be constructed at exit doors provide deck lay- out plans. ► Point loads are not transferred to the foundation. A quick review identified that the point loads identified on the floor plans were not transferred onto the revised foundation plan. ► A note on the plans indicates that floor joists will be manufactured. Please identify type and size of joists that are proposed. ► Identify proposed one-hour fire separation between the garage and single family residence. ► The building plans do not meet the 1997 Uniform Building Code prescriptive lateral requirements. The attached checklist identifies the code sections which address the non-complying braced wall issues. To construct the building as proposed the plans must be altered,showing compliance to the current Uniform Building Code, or submit an engineered analysis,prepared by a Washington State licensed engineer or architect. Your engineer or architect will need the following design criteria to complete the required calculations.
