(Sec. 606.5 Roofs: Roof coverings shall be as specified in Chp. 15 Type C, Table 15-A. (Note: See #4 C of this Review) Except in retail sales and storage areas classified as Group M or S Division 1, which this is, roofs and their members other than structural frame may be unprotected non- combustible materials when every part of the roof framing, including the structural frame may be unprotected non-combustible materials. When every part of the roof framing, including the structural frame is 25' or more above the floor, balcony or gallery below. Protected structural frame is required. 3) Location on property = North: 68' plus adjoining existing buildings South: 18' East: Unknown adjoining buildings West: 5' A). (Sec. 503.2.1 General). Fire Resistance of Walls: Exterior Walls shall have fire resistance and opening protection as set forth in Table 5-A and in accordance with such additional provisions as are set forth in Clip. 6 Distances shall be measured at right angles from the property line. By area separation walls constructed to Sec. 504. A). (Sec. 504.6.1) General: Each portion of a building separated by one or more area separation wall which comply with the provisions of the subsection my be considered a separate building. The extent and location of such area separation walls shall provide a complete separation. B). (Sec. 504.6.2) Fire Resistance and Openings: Area separation walls shall not be less than a two hour fire resistive construction in Type V buildings. The total opening widths in such walls shall not exceed 25 percent o the length of the wall in each story. All openings shall be protected by a one-one half fire protection rating in two fire walls. NOTE: This means that on the north wall of new and the portion of building to the east needs to be separated from the large exiting building. (See site plan for location and for comments. Q. (Sec. 504.6.4.) Terminating of Area Separation Walls: Area separation walls shall extend vertically from the foundation to a point at least 30" inches above roof. Exceptions: #2; Two-hour area separations walls may terminate at the underside of the roof sheathing, deck or slab, provided: (2.1): When the roof ceiling framing elements are parallel to the walls, such framing and elements are parallel to the walls, such framing shall not be of less than one-hour fire resistive construction for a width on not less than 5 feet on each side of wall. (2.2): When roof-ceiling framing elements are perpendicular to wall, the entire span of such framing and supporting elements shall not be less than 1 hr. Fire Resistive Construction. (2.3): Openings in the roof shall not be located within 5 feet on each side of area separation wall. (2.4): The entire building shall be provided with not less than a Class B Roofing. D). (Sec. 505.3 Automatic Sprinklers: 8,000 as specified by Table 5-B may be tripled in one story buildings if the entire buildings are provided with approved automatic sprinkled systems. This would eliminate the need for a two-hour area separation wall requirement. NOTE: CONTACT MYSELF OR INSPECTOR PRIOR TO CONSTRUCTION TO REVIEW THESE REQUIREMENTS. 5). SPECIFIC OCCUPANCY CLASS REQUIREMENTS: A). (Sec. 311.4) Access and Exit Facilities: Exits shall comply with Chapter 10. B). (Sec. 311.5) Light, Ventilation, Sanitation: Shall comply with Chapters 12 and 29. Q. (Sec. 1202.1) Light, Ventilation, in Group S occupancies customarily occupied by human beings shall be provided with natural light by means of exterior glazed openings with an area of not less than one tenth of the total floor area, (new building) or shall be provided with artificial light. D). (Sec. 1202.2 Ventilation: All enclosed portions of Groups A,B,E,F,H,I,M and S Occupancies customarily occupied by human beings shall be provided with natural ventilation by means of openable exterior openings with an area not less than 1/20 of the total floor area or shall be provided with mechanically operated ventilation system. Such exterior openings shall open directly onto a public way or a yard or court as set forth in Section 1203.4. Such mechanically operated ventilation system shall be capable of supplying a minimum of 15 cubic feet per minute (7 L/s) of outside air per occupant in all portions of the building during such time as the building is occupied. In the Groups B,F,M and S Occupancies, key-locking hardware may be used on the main exit when the main exit consist of a single door or pair of doors if there is a readily visible, durable sign on or adjacent to the door stating THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS. The sign shall be in letters not less than 1 inch (25mm) high on contrasting background. When unlocked the single door or both leaves of a pair of doors must be free to swing without operation of any latching device. The use of the exception may be revoked by the building official for due cause. 2. Exit doors from individual dwelling units; Group R, Division 3 congregate residences; and guest rooms of Group R Occupancies having an occupant load of 10 or less may be provided with a night latch, dead bolt or security chain, provided such devices are openable from the inside without the use of a key or tool and mounted at a height not to exceed 48 inches (1219 mm) above the finished floor. Manually operated edge-or surface-mounted flush bolts are prohibited. When exit doors are used in pairs and approved automatic lush bolts are used, the door leaf having the automatic flush bolts shall have no doorknob or surface-mounted hardware. The unlatching of any leaf shall not require more than one operation. 3). (Sec. 1004.6) Width & Height: Exit door shall not be less than 3 feet in width and 6 feet 8 inches in height. 4). (Sec. 1004.8) Special Doors: Revolving, sliding and overhead doors shall not be used as required exits. NOTE: NEED TO INSTALL A MAN DOOR. Q. (713.5) Fire-resistive Tests. The fire-protection rating of all types of required fire assemblies shall be determined in accordance with the requirements specified in U.B.C. Standards 7-2, 7-3 and 7-4. The fire-protection rating of fire dampers shall be determined in accordance with the requirements specified within approved recognized standards. D). (713.6.1) Closing Devices: Every fire assembly shall be provided with a closing device as follows: 1 . Fire assemblies required to have a three-hour fire-protection rating shall be automatic-closing fire assemblies. Automatic-closing fire assemblies to be activated by an increase in temperature shall have one heat-actuating device installed on each side of the wall at the top of the opening and one on each side of the wall at the ceiling height where the ceiling is more than 3 feet (914mm) above the top of the opening. 2). Fire assemblies required to have a one-half-hour, one-hour or three-fourths-hour fire- protection rating shall be either automatic-self-closing fire assemblies. Automatic-closing fire assemblies to be activated by an increase in temperature shall have heat-actuating devices located as required in Item 1 or by a single fusible like in the opening incorporated in the closing device. 3). Fire door assemblies required to have fire-protection rating, which are installed across a corridor, shall be automatic-closing fire assemblies. Such fire aSSemblies shall be activated by a smoke detector. All hold-open devices shall be listed for the purpose and shall release or close the door in the event of a power failure at the device. 4). Fire assemblies required by provisions of Chapter 10 shall have closing devices as specified in Chapter 10. 5). Doors which are a part of an automobile ramp enclosure shall be equipped with automatic closing devices. Fire doors which are automatic closing detection shall not have a closing or re-closing delay of more than 10 seconds. E). (Sec. 713.6.2)Hinges: Swinging fire doors shall not less than two hinges, and when such door exceeds 60 inches (1524 mm) in height, an additional hinge shall be installed for each additional 30 inches (762 mm) of height or fraction thereof. Hinges, except for spring hinges, shall be of the ball-bearing or anti-friction type. When spring hinges are used for door-closing purposes, not less than one half of the hinges shall be spring hinges. F). (Sec. 713.6.3) Latch: Unless otherwise specifically permitted, all single doors and both leaves of pairs of side-hinged swinging doors shall be provided with an automatic latch which will secure the door when it is closed. G). (Sec. 713.7) Glazed Openings in Fire Doors: Glazed openings in fire doors shall not be permitted in a fire assembly required to have a three-hour fire-resistive rating. A smoke damper need not be provided when it can be demonstrated that the smoke damper is not essential to limit the passage of smoke under passive conditions and the proper function of a smoke-control system complying with Chapter 9 does not depend on the operation of the damper. Smoke dampers may be omitted at openings which must be maintained open for proper operation of a mechanical control system provided that adequate protection against smoke migration, in the event of system failure has been provided.
