Dear Mr. and Mrs. Newbrey,
On Tuesday, September 13 a pre-inspection of the subject property was conducted. It was found
that the proposed location of the residence is acceptable. From a flood hazard and shoreline
management standpoint an increased setback from the Union River is desirable. It was also
determined through our discussions that no fill would'be necessary for the locating of the garage
or other appurtenances. It is desirable to preserve the natural surface water drainage on site.
It was determined that the property is in a flood hazard area of the county. Please find enclosed
--information regarding the necessary steps for the placement of your home.
This site falls under the jurisdiction of several Mason County Ordinances. The site is regulated
under the Mason County Shoreline Master Program, the Mason County Flood Damage
Prevention Ordinance, and the Interim Resource Ordinance. I have enclosed a copy of the
Residential .Chapter from the master program for reference. As noted for this shoreline
designation there is a 10' sideyard setback as measured to the dripedge of the structure. No
structure over 30" in height may be erected in this setback nor in the river side(shoreyard
setback.)
