Dear Ms Brassard;
In response to your request for verification as to whether or not
you can place a second residence on your property, parcel #
12320-12-01140, this department can offer you the following
information:
Your parcel is located in Section 20, Township 23 North, Range 1
West, W.M. . According to the Mason County Comprehensive Plan, all
of said section lyes within the Urban Growth Boundary for the
community of Belfair. According to Ordinance 82-96, Development
Regulations for Mason County the standard density for the Belfair
UGA is 4 dwelling units per acre. Assuming that your parcel is at
least half an acre in size, a second dwelling on your property
would be consistent with the Comprehensive Plan.
Keep in mind that there are other county regulations, such as
environmental health codes, sideyard buffers, road access,
critical areas, etc, that will ultimately have a bearing on the
issuance of any building permits for your parcel . If you wish to
create a separate legal building lot, it will be necessary for
you to go through a Short Subdivision process .
