Dear Mr. Blake: I am writing in response to your request for a floodplain determination for your property of interest referenced above. In making my determination, I relied on the Mason County GIS images for the area and the Flood Insurance Rate Map(FIRM), Community-Panel Number 530115 0135 C, effective May 17, 1988. I have included photocopies of the relevant portion of the referenced documents so you can see how I made my determination. My review of this site is limited to in office review with the FIRM map and the GIS images; no field visit was conducted to verify the site. The map and images at the same scale overlap very closely. From the comparison, the property is on the west side of the Union River and accessed by the driveway and bridge over the river. The residence near the north end is 50 feet away from the top of bank and the pole building/garage at its south end is 115 feet from the top of bank. There is a slight rise in the area of the residence that shows as a 45-foot contour, higher than the 40- foot contour near the top of bank. At the 1:1,000 scale, the residential structure is just outside of the mapped floodplain boundary, the pole building/garage is well outside the floodplain boundary, and both structures are mapped as the C-zone(FEMA considers as minimal flooding area). If you have further questions please don't hesitate to call me at the number above. I can be reached at extension 365. Sincerely, ZIA11tanBorden anner- Long Range & Site Inspection P.O. NOTES TO USER Certain areas not in the special flood hazard areas(zones A and V) may be protected by flood control structures. This map is for use in administering the National Flood Insurance Program;it does not necessarily identify all areas subject to flood- ing, particularly from local drainage sources of small size, or all planimetric features outside special flood hazard areas. Coastal base flood elevations apply only landward of the shoreline shown on this map. For adjoining map panels, see separately printed Index To Map Panels. INITIAL IDENTIFICATION: attGUST 9. 1977 Refer to the FLOOD INSURANCE RATE MAP EFFECTIVE date shown on this map to determine when actuarial rates apply to structures in the zones where elevations or depths have been estab- lish-ed.
