A fire apparatus access road in excess of 14% grade and more than 150' to new residential or commercial structures will require an automatic fire sprin�ler sys m installed. Contact the Mason County Fire Marshal at (360) 427-9670, extension 352, for further information. x � COM2010-00059 2 of 6 2) A knox box is required to be installed per section 506 of the 2006 International Fire code. Please contact the local fire district for more information and inspections. .� X 1 � Fire sprinkler system design to NFPA 13 standards is required to be installed, a separate permit applcation is required to be submitted and approved prier to th installation. The system is not required to be installed until the shell space is finished under a future permit. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of they�ef�it holder have prevented action from being taken. Install metal connectors approved for contact with the new types of pressure treated material. 15) The lower level is a shell only, no insulation except the floor/ceiling and slab insulation, no plumbing except for the rough in under slab portion. When the tenant space is going to be finished separate permits will be required for the TI, fire sprinkler system and the fire alarm system. A 1 hour fire separation will be required between the upper and lower areas. Box 186, SHELTON 98584 2006 Washington State Energy Code (WSEC) 2006 Ventilation and Indoor Air Quality Code (VIAQ) Effective July 1, 2007 Code Compliance Application Form The following information will be required for the WSEC and VIAQ plan review: 1. Complete the Washington State Energy Code/Ventilation and Indoor Air Quality Code (WSECNIAQ) application located on the reverse side. 2. The window and door schedule should include all windows, skylights, sliding glass doors, french doors and any other door with 50% glass or more. Use rough opening dimensions of windows and doors to calculate size. It is always helpful to list the u-factors of windows and doors, if known. If you do not know u-factors, the plan reviewer will assume all window& door glazing will have a u-factor of .35 or less. When using the area weighted average method to comply with the prescriptive path include calculations with submittal documents. 3. On your building plans note the location and fuel type of heating system, water heater, location of exhaust fans (bathroom, laundry, kitchen, etc.) and R-factor of proposed insulation for walls, floors, ceilings, and slabs. Outdoor lighting, permanently mounted to a residential building or to other buildings on the same lot shall be high efficacy luminaires or motion sensor with integral photocontrol photosensor. All linear fluorescent fixtures must be fitted with T-8 or smaller lamps, but not T-10 or T-12 lamps. To verify compliance, provide lighting information on plans. 4. Questions? Prior to the slab being poured you need to rough in the plumbing, and the riser pipe for the sprinkler system also the slab insulation needs to be installed. The sprinkler system act-as a replacement for a smoke detector system, and the NFPA 72 requires a detector on every level, the number of detectors is based on the type you use and the required spacing set by the manufacture. So to leave the space un-used it still requires the detectors at a minimum. The floor/ceiling assembly is required to be insulated to meet the residential energy code, unless you want to remove it all at a later date so the wiring and any mechanical or any piping can be run you will need to rough in what you can now. Plans are required for these types of systems. Note: any penetrations through the floor ceiling assembly is required to be rated, such as any duct penetrations will need to have fire dampers installed and possibly smoke dampers depending on the system design and layout. We are planning on building the commercial portion of this project as a "shell-only". This would mean that tenant improvement would be handled under a separate permit. We would therefore not be installing electrical (beyond just basic service panel), HVAC or insulation at this time. Assuming that is the path that we take can I also assume that the corrections related to that work can wait as well. I am thinking of the non-res. energy code, lighting budget, commercial duct layout and barrier free design as it relates to the commercial space. On the residential HVAC, we would typically to this as a design-build under a separate mechanical permit. Does that suffice for your need for a duct layout plan?
