The proposal involves the remodel of an existing building to include the addition of two new canopies(one on the southeast side of the existing building at the main entry way and one on the west side of the building along with the addition of six new employee parking stalls, along with additional driveway replacement/remodel. During the pre-submission conference I presented the applicant with a copy of the: ➢ Belfair UGA Zoning Code: Chapter 17.24 (Section 17.24.100"GC"-General Commercial District pp25-28)that would apply to allowed uses of the proposed parcel. ➢ A copy of Chapter 17.28 (Off Street Parking in the Belfair UGA) ➢ A copy of Chapter 17.31 (Landscaping in the Belfair UGA) ZONING: (# 12328-32-90000)the parcel is zoned General Commercial District(GC)so the proposed development fits with allowed uses for the General Commercial District no special use permits will be required. See Chapter 17.24 (Section 17.24.100). SETBACKS and HEIGHT REQUIREMENTS: See Chapter 17.24 (Sections 17.24.150, bulk and dimensional standards)of the Belfair UGA Planning and Development Regulations BUFFERS: See Chapter 17.31 of the Belfair UGA Planning and Development Regulations(Landscaping in the Belfair UGA) CRITICAL RECHARGE ACQUIFER AREAS: The parcel does not lie within any critical recharge areas. SEPA: From the information provided(site development map)the applicant will possibly need to submit an environmental checklist(SEPA) (any development over 500 cubic yards of excavation or landfill requires a SEPA). GRADING AND EXCAVATION: From the information provided for the proposed development(site development map)the applicant will possibly need to apply for a land modification permit(any excavation and/or fill over 200 cubic yards requires a permit). CRITICAL AREAS: The only critical areas present within the proposed development area relate to slopes at North/Northwest area of the parcel. The applicant will need to submit a Geo-Assessment. A fire apparatus access road built to ordinace 31-04 title 14 chapter 14.17 is required to be installed,a copy was given to the applicant. 2A 1 OBC fire extinguishers are required to be installed per chapter 9 of the 2006 IFC. A key box(knox box)is required to be installed per 506 of the 2006 IFC,contact the local fire district for more information.
