Any corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting additional inspections. X 5 10) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being X n-c�punt with Mason County ordinances and building regulations. 11) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control Xthe/permit holder have prevented action from being taken. No more than one extension may be granted. 12) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteners connectors, and flashing. Install metal connectors approved for contact with the new types of pressure treated material. X X%!0" 14) PER TITLE 14 MASON COUNTY BUILDING CODE - CHAPTER 14.17, STANDARDS FOR FIRE APPARATUS ACCESS ROADS - 14.17.110: A fire apparatus access road in excess of 14% grade and more than 150' to new residential or commercial structures will require an automatic fire • sprinkler system installed. Contact the Mason County Fire Marshal at(360) 427-9670, extension 273, for further information. x ��S 15) Approved.per dimensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of the structure. X N S 16) Parking shall be sufficient for 19 standard parking stalls (9 feet by 20 feet) and 2 handicap parking stalls (12.5 feet by 20 feet)with sufficient maneuvering aisles. Handicap stalls shall be of a smooth surface at level or ramped to entry, located closest to the building entry, and shall be signed with the International Symbol of Access. Screening from adjacent residential properties is required. X Gq S 17) The approval of this project is subject to the recommendations and specifications outlined in the attached geotechnical report or assessment. Structures and/or land modifications (grading, cuts, fills, etc.) required in the geotechnical report/assessment, may require a seperate permit. The geotechincal report/assessment shall remain attached to the approved building plans. X R 5 18) The site elements and recommendations of the Jan. 2010 stormwater plan prepared by S. Hatton shall be implemented during construction and maintained during the occupancy of this commercial building. x MS 19) A structural observation report, as defined in Chapter 17 of the International Code, shall be provided to the Mason County Building Department. Reports shall be prepared by the engineer or architect of record responsible for the structural design or another engineer or architect designated by the engineer or architect or record. Reports shall be submitted to the Mason County Building Department within 2 weeks following each structural observation. A final observation report shall be submitted prior to the final inspection of the structure. Written statements shall indicate the permit number, type of inspection, and identify any reported deficiencies. Structural observation is defined as the visual observation of the structural system by a registered design professional for general conformance to the approved conformance to the approved construction documents at significant construction stages and at the completion of the structural X system .P S 20) Owner/builder assumes all responsibility if drainfield/reserve area is encumbered. A. Drainfield/Reserve requires a 10ft setback from all footing/foundations. B. Septic tank(s) requires 5ft setback from all footing/foundations. C. No foundation drains within 30ft, down gradient of drainfield/reserve area. X IL/ S 21) Sheet M1 shows the RTU has a cfm rating of 3,400 the 2006 International Mechanical code section 606.2 Return air systems" Smoke detectors shall be installed in return air systems with a design capacity greater than 2,000 cfm in the return air duct or plenum up stream of any filter, exhaust air connection, outdoor air connection, or decontamination equipment and appliances. A separate permit application is required to be submitted an approved prior to the installation of the system. X /1.t S COM2010-00005 4 of 7 22) Per the approved Geo-tec report: There is existing fill located on site, the fill is to be removed to firm and unyielding native soil and replaced with structural fill. See report for specific requirements for compaction, a compaction report is required to be provided at the time of the first footing inspection. X r4 S 23) Mason County shall require proof from the manufacture for the roofing material stating that the manufactures warranty is approved for an unvented attic assembly prior to calling for a framing inspection on the building. X M 24) In addition to the inspections required in IBC, Section 109, the owner, the engineer or architect of record acting as the owner's agent shall employ one or more special inspectors who shall provide inspections during construction on the types of work listed under Chapter 17 and as specified by the design professional. The special inspectors duties & responsibilities shall be as specified in Chapter 17. Special inspection reports shall be submitted to the Mason County Building Department, PO Box 186, Shelton WA 98584 and available for inspection. Inspection reports shall be completed and submitted to the dept. in a timely manner and shall be submitted prior to the framing and final occupancy inspections. In addition a final inspection report, prepared by a representative of the geologist, their authorized representative, or engineer of record shall be required to verify that erosion control, drainage and final work is completed in accordance to the Geotechnical report or assessment recommendations. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied.
