Title 14, Chapter 14.48 of the Mason County Code(MCC)regulates compliance requirements for Stormwater Management in this jurisdiction. Page 2 of 2 Small Parcel Stormwater Site Plan—Written Description Mason County Parcel No: 12317-34-90010 Applicant: Floyd and Heidi Hood This site is located at 130 N. Courtney Creek Ln, Belfair and is 10-acre lot. The lost is mostly forested with wetlands and a creek. The site of the new residence is located on approximately 2- acres on the very south side of the property. This area of the property is mostly forested with a line of trees bordering the entire area which will remain in place. A steep slope flowing down towards the wetlands and creek is located on the north side of the area with a line of maples and other trees as well as general vegetation making up the top of the slope and the slope itself. This vegetation will not be disturbed. The property has an existing driveway laid with rock with a very small slope down towards N. Courtney Creek Ln and an easement leading to the back of the property and the adjoining property's residence. Including the buildings, driveway, and proposide parking area, the total impervious surface area is 4,352 square feet. All stormwater flows will be dispersed through vegetation. To avoid suturing soils near the foundation of the house, roof runoff will be directed towards vegetated flow paths via downspout extension. An onsite septic system is proposed. All small parcel drainage facilities will be directed away from the septic tank and drainfields. The area around the driveway and parking area mostly flat with a slight downslope that can be regulated using gravel. In order to prevent erosion and trap sediments within the project site, the following Best Manage Practices will be used approximately as shown on the following attachments: • Clearing limits will be marked by fencing or ribbons in the ground. • Water will not be allowed to point discharge onto slope. • Silt fencing will be placed at the top edge of the clearing in vicinity of the slope. • Mulch will be spread over all cleared areas of the site when they are not being worked. Mulch will consist of chipped site vegetation. • The driveway will be filled in with gravel (already has rock), and the parking areas will be graveled. See Figure 4.20 for details on silt fence construction. Conditions of Use • Silt fence may be used downslope of all disturbed areas. • Silt fence is not intended to treat concentrated flows, nor is it intended to treat substantial amounts of overland flow. Any concentrated flows must be conveyed through the drainage system to a sediment pond. The only circumstance in which overland flow can be treated solely by a silt fence, rather than by a sediment pond, is when the area draining- to the fence is one acre or less and flow rates are less than 0.5 efs_ • Silt fences should not be constructed in streams or used in V-shaped ditches.They are not an adequate method of silt control for anything deeper than sheet or overland flow.
