Project Description:
MEP review for cutting 15 trees to create view corridor; construction of a small 8 ft. by
8 ft. wooden storage shed; and native planting enhancement within the vegetation
buffer of Panther Lake.

This permit, with conditions is ranted pursuant to the Mason Count Resource Ordinance

any other federal, state, or local statutes, ordinances, or regulations applicable to this project.
This permit may be rescinded if the permitee fails to complete the project as proposed or fails
to comply with the standards of this ordinance.

Conditions:
1.) Site Plan
Approved per dimensions of structures and setbacks on submitted site plan; the January
2013 ACERA plan has the configuration of view corridor, 8 ' by 8 ' shed, and native
planting areas that are subject to this review.

Resource Ordinance
The applicant acknowledges that the project will be completed as proposed, so that the
project will be consistent with all applicable standards of the Mason County Resource
Ordinance. Future work within the vegetation buffer and shoreline critical area will be
reviewed by the Dept. of Community Development prior to starting such work

Shoreline Management Act
The proposed project must be consistent with all applicable policies and other provisions
of the Shoreline Management Act, its rules, and the Mason County Shoreline Master
Program.

Construction Debris Removal
All construction and demolition debris must be removed from the shore area after project
completion. Proper disposal of construction debris must be on land in such a manner that
debris cannot enter or cause water quality degradation of State waters.

Surface Water Control
All surface water and potential runoff from the proposed development will be controlled on
site and shall not adversely affect any adjacent properties, cause sediment deposits, nor
increase the velocity flow entering or abutting to any state or county culvert or ditch system
or road way.

Native Plant Monitoring
Monitoring of the native plant vegetation, as stated in the Jan. 2013 ACERA habitat
management plan will be performed annually for three years following installation.
Monitoring will entail inspection of each planted species for survival and vigor, and
replacement of species that have not survived. A report of findings of the annual site
monitoring will be submitted to the Dept. of Community Development staff.

IS OUTSIDE THE COMMONLINE BUIDING SETBACK AND DOES NOT REQUIRE A MASON ENVIRONMETAL PERMIT.

IN ORDER TO VIEW THE LAKE, A MINIMUM OF 15 TREES NEED TO BE REMOVED. THE SHED IS NECESSARY
TO PROVIDE A SECURE AND DRY PLACE TO STORE BOATING AND FISHING EQUIPMENT FOR ENJOYMENT OF
THE LAKE.

Mr. Shinners was granted a Mason Environmental Permit MEP2013-00003 in early March 2013:
MEP review for cutting 15 trees to create view corridor; construction of a small 8 ft. by 8 ft. wooden
storage shed; and native planting enhancement within the vegetation buffer of Panther Lake
Photos indicate the cutting of trees to provide view to lake, and Mr. Shinners was given that approval.
