Contact the Mason County Fire Marshal at(360) 427-9670, extension 352, for further information. x 6) A fire hydrant must be located within 400 feet of any portion of the building along a fire apparatus access road as measured by an approved route arounixterior of the facility or building. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the:7 it holder have prevented action from being taken. X 11 19) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fastene�cpnnectors, and flashing. Install metal connectors approved for contact with the new types of pressure treated material. COM2012-00074 Page 4 of 6 126) ENVELOPE.- THIS STRUCTURE IS APPROVED EFFECTIVE NOVEMBER 6, 2012 as partially heated storage space. The area identified as dry storage 1, 60-ft x 56-ft, is approved as unheated space. The areas identified as dry storage 2 and the storage loft are approved as heated space. The entire structure shall be insulated in accordance with Chapter 13 of the 2009 Washington State Energy Code as follows. The area designated as unheated space, shall be considered semi-heated space and shall be insulated in accordance with Table 13-1 except that wall insulation shall not be required, reference 1310.2, exception. Insulation shall be installed as follows: Wall insulation where required min. R-21, Attic insulation min R-49, Slab insulation min. R-10, Floor insulation over unheated/non-conditioned spaces: R-30 Doors U-.60 or less, Windows and full-lite doors U-.32 MECHANICAL: Areas designated as heated space shall be heated and cooled with an air-to-air heat pump with a min efficiency of 13.0 SEER rating and electric forced air as back-up. The system shall comply with WSEC Chapter 14 including an economizer intalled in accordance with WSEC 1413. All ductwork shall be sealed and tested in accordance with Section 1414 and a copy of the testing report, prepared by a qualified testing agency, shall be submitted to the Mason County Building Department. LIGHTING: Allowed lighting wattage is approved as specified in the completed lighting summary. Interior lighting shall not exceed 6648 watts. Exterior lighting shall not exceed 600 watts. A completed lighting plan demons ting compliance to WSEC Chapter 15 shall be provided including alighting layout for all levels and lighting contro9geaTl5iins de onstratin o ance to 1513. The completed plan shall be submitted for approval prior to the framing inspection of the strueture. Note: Section 1503.1 " Roof covers shall be designed and installed in accordance with this code and the approved Manufactures instructions such that the roof covering shall serve to protect building or structure. " The IBC uses SMACNA as it's standard and within the SMACNA standards there are requirements for moister control. The last time I was out to the site, it was raining inside the building from the moister build up, clearly some of this was from condensation but it could also be from a leak in the roof, it is impossible for me to tell based on just a visual inspection the total scoop of the problem. Even if the only issue is condensation the code requires the roof system to protect the building/structure.Wood exposed to the amount of moister that is present in this building will rot within a 5 to 10 year period of time and could cause a structural failure under the right circumstance IE snow.Also the code requires the moister content of the wood to be below 19% or it structural value goes down, and the Washington state amendment to the code do not allow the building to be finished until the moister content of the wood is below 19%. What ever the cause, the moister issue needs to be resolved prior to covering the framing members. Has the Fabral metal company contacted you yet, I called and spoke to one of there engineers and he stated he would call you,I asked if he could send out one of there rep's to look at the building and see if he could come up with a solution. Has this occurred ? I also asked him to contact the owner,Tom Shearer. Job No.2012101464 Mr.Waters: The correction notice issued by your department on 12/11/2012, references section 1507.5.3 of the building code entitled metal roof shingles. By definition in section 1502, metal roof shingles have an installed weather exposure of less than 3 square feet per sheet. The roof sheets used on this building have an installed weather exposure of greater than 3 square feet, therefore meeting the definition of metal roof panels. Metal roof panels are covered under code section 1507.4. 1 do not see any requirement for underlayment in section 1507.4. The metal roof panels used on this project are specifically designed to be applied to spaced supports and therefore do not require a solid deck for support. The metal roof panels used on this project are Grand Rib III, manufactured by Fabral. The installation manual for Grand Rib III roof panels details their installation over spaced supports with no underlayment. Cleary was not the general contractor for this project.As part of our agreement with the customer we were to design and erect the structure.When I looked at the correction notice it was worded as such that Cleary was at fault for not installing underlayment in the design of the building. The agreement we have with the customer is that they would act as the general contractor and be responsible to provide and install a concrete floor, ceiling in part of the building, insulation for the complete roof of the structure, and everything else marked on the plans as "done by others".I obtained a copy of their general contractors license at the time for our records. They also signed off on the plans before construction.The correction notice caused the customer to believe that the design was not to code and caused a lot of confusion when we were explaining that the moisture issues would be solved if he followed the design of the building. Now that we are clear this is not a design issue we hope the customer will proceed to complete the building.We are willing to help the customer explore options to help get these issues solved. The customer has not been willing up to this point to talk with our engineering department as he believed Cleary was at fault and should just take care of the issue.We have drafted a letter to the customer explaining our position and will get it to them shortly.I just want to make sure you understand the situation to prevent any further confusion. I did not hear anything regarding Fabral going to the site to inspect. This really does not have anything to do with them as the steel was applied according to specs.We sent our Foreman back to the site to inspect the roof for leaks. They walked the entire roof looking for anything that may cause the building to leak.They found some screw holes at that time and repaired them.The solution to the moisture issue has always been to follow the design the structure.
