There is an existing single family dwelling located on the property that was constructed in 2008.The property is well maintained and the use is not detrimental to public health, safety or welfare. Appropriate utilities, sanitation and water is in place. There is ample parking and areas for recreation and land use. 2. Will the proposed use be consistent and compatible with the intent of the comprehensive plan? The use is consistent with the comprehensive plan as adopted by Mason County.The installation of an ADU supports housing needs for our senior mother for many years to come. It will provide us the opportunity to be able to take care of our aging loved one and to properly attend to her medical needs. The property has adequate services and utilities needed for this use and reduces the need for her to travel in her own vehicle reducing traffic impacts.The installation of an ADU supports and creates an opportunity for affordable housing for a fixed-income individual and there are recreational opportunities nearby which will be utilized by both us and her, she is currently a member of the senior center which is nearby and can utilize public transportation via dial a ride form our property. 3. Will the proposed use introduce hazardous conditions, at the site, that cannot be mitigated through appropriate measures to protect adjacent properties and the community at large? There will be no hazards created by this approval and use;the property is currently used as a single family dwelling property; a second unit will provide a place that is a healthy environment. 4. Is the proposed use served by adequate public facilities, which are in place,planned as a condition of approval or as an identified item in the County's Capital Facilities Plan? Proper roads, utility infrastructure drainage and improvements managed by the county and private utility are in place. The property has an adequate water source, proper septic system and expansion as required. S. Will the proposed use have a significant impact upon existing uses on adjacent lands? There will be no significant impacts by the installation of and ADU. Adjacent lands are being utilized as single family residential and other areas are forested land used for timber production. 6. If located outside of an urban growth area, will the proposal result in the need to extend urban services. One example is this shared well issue paying fees to share a well with ourselves.We never intended to rent this unit out but are required to do this then record an agreement at additional cost.
