Regulated activities shall be conducted only after Mason County Public Works approves a stormwater site plan
(Mason County Code Title 14 Chapter 14.48 section 14.48.70).You will receive a copy of the Public Works document
entitled"Managing Storm Drainage on Small Lots,The Small Parcel Stormwater Site Plan".This document will assist
you in preparing the necessary information and plans for Public Works to review and approve. Per Department of
Public Works this document will constitute an approved plan if all of the relevant details* are to be installed in
their entirety AND no part of the stormwater system adversely affects any septic system(see Environmental Health
information below). If an alternative system is to be used a plan will need to be submitted to Public Works for approval.
A design by a registered professional may be required for more complex sites.
*These details are found in the document Managing Storm Drainage on Small Lots, The Small Parcel Stormwater Site Plan
on the pages that begin with"Handout"

SMALL PARCEL STORMWATER SITE PLAN
WRITTEN DISCRIPTION

Site address: 4341 E. State Route 302
The site is located on state highway 302 in the Victor area on a 4.80-acre lot that is 100
feet wide from north to south and approximately 2,200 feet deep from east to west. The
lot is forested with mostly brush and a few small fir and vine maple trees except about
50 feet from highway 302 uphill to the east. This section has been previously cleared
many years ago. There is no evidence of wet lands or springs on the property. The site
slopes downhill moderately from east to west towards highway 302 at about 5-35% but
is mainly level from side to side (north to south). Approximately only 6,300 square feet
of the site will be cleared, in addition of the previously cleared area, for construction.
The remaining vegetation on the lot including approximately 10-20 feet on each side of
the construction area will be left intact. There is an existing asphalt driveway approach
on highway 302 with a 40-foot steel culvert under the driveway that diverts existing
drainage into a ditch on the state right of way. This driveway will be 20 feet wide and
extended from its current termination up the slope to the entrance of the construction
site, approximately 100 feet totaling 2,000 square feet. The garage will be 2,500 square
feet and the parking will be 2,200 square feet. These areas will consist of impervious
gravel surface totaling 6,700 square feet which fall within the limits of the Small Parcel
Drainage Review.
Storm water will be dispersed through vegetation. Roof runoff with be directed towards
vegetated areas via downspout extensions. There will not be a septic system nor a well
to protect from any runoff. The driveway will be constructed at a slope of about 15-20%
and will allow the runoff to be diverted using berms and dispersion trenches through
vegetation and then down to the culvert and state highway dispersion trench.
To prevent erosion and contain sediments on the site, the following Best Management
Practices (BMPs) will be used similar to those shown on the Erosion and Sediment
Control (ESC) plan:
• Clearing limits marked by fencing or ribbons.
• Driveway to be constructed and graveled immediately. Dispersion trenches will
be constructed to direct flow towards vegetation where needed.
• Silt fencing with be placed at the lower end of the clearing and the slope.
• A rocked construction entrance will be placed at the termination of the existing
asphalt driveway approach.
• Mulch will be spread over all cleared areas and will consist of chipped
vegetation or straw.
