Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments: Lakeland Village 7 Lot: 79 251 E. Westlake Drive S.
A field inspection of the subject property was conducted on
1/27/05 pursuant to an application for a site pre-inspection.
The parcel contains steep slopes and a Type III stream per
Washington Department of Natural Resources stream typing
criteria.
A steep slope trends downward away from the building site at an
angle in excess of 21.8 degrees. This area meets the criteria for
a Landslide Hazard Area per the provisions of the Mason County
Resource Ordinance No. 77-93. Any site work or application for
development within 300 feet of a Landslide Hazard Area requires
a geotechnical report to assess slope stability and address
specific efforts to remediate the hazard. Enclosed is a copy of the
Landslide Hazard Areas chapter of the Resource Ordinance.
Please note the distinction between a geologic assessment and a
geotechnical report. This project will require a geotechnical
report. The report must state that the hazards of the landslide
area can be overcome in such a manner as to prevent harm to
property and public health and safety, and must also assure the
project will cause no significant environmental impact.
The required buffer for a Type III stream is 150 feet plus a 15-foot
building setback for a total distance of 165 feet from the stream.
A variance from the Fish and Wildlife Habitat Conservation Areas
chapter would be necessary to pursue this project if the applicant
proposed to build inside the combined 165 foot buffer and
setback. A copy of the Fish and Wildlife Habitat Conservation
Areas chapter is enclosed.
There maybe an area outside the buffer that allows for building
without a resource ordinance variance. If the the lot is of proper
depth, for example 200' deep, that would allow for 45' to build in
outside the buffer. An additional lose of builing space would result
from front-yard setback requirements in the R-1 P zoning of the
Allyn Urban Growth Area Interim Zoning Map of 10 feet on
cul-de-sacs. Therefore, that would leave only a 35' area to build
in outside the buffer and combined building setbacks of
150'+15'+10'.
THIS PARCEL IS LOCATED IN THE REQUIRED NORTH BAY
SEWER CONNECTION. PLEASE CONTACT, DEPT. OF
UTILITIES AT EXT 296 OR 270, WHEN ANY PERMIT IS
APPLIED FOR.
